The Ruhlin Company is seeking to hire a Project Manager for its Building Division. Plan, organize and control all resources (employees, equipment, materials, subcontractors) for the successful execution of a project. Lead teams of employees in the construction of projects ensuring project quality, schedule, cost control, safety and customer satisfaction objectives are met.
Job Responsibility:

Lead teams of employees in the construction of projects ensuring project quality, schedule, cost control, safety and customer satisfaction objectives are met
Work with the Safety Director to ensure jobs have safe working conditions and that safe work practices are in place
Monitor and ensure quality control
Review project proposal or plans to determine time frame, procedures for accomplishing project, staffing requirements, and allotment of available resources
Develop baseline project schedule
Review proposal specifications, drawings and attend pre-bid meetings to determine scope of work and required contents of estimate
Review design options and recommend best solution based upon cost, engineering quality, or availability of materials
Determine critical path schedule and sequence of work
Investigate value engineering options
Prepare estimates by calculating complete takeoff of scope of work
Use historical unit price and productivity data
Participate in presentations to clients
Provide input and supervise all pre-construction services such as purchase orders, subcontracts, schedules, job cost set-up and project pre-planning
Work with the Director of Operations and/or or Division Manager to obtain the personnel resources required to properly staff the project
Manage the financial aspects of contracts
assure job margin analysis is completed on a regular basis
Assist Superintendent with problem or conflict resolution
assist in driving subcontractors or work force
Review status reports prepared by project personnel and modify schedules or plans as required
prepare project reports for Ruhlin management, owner or others
Manage the scope of work and has mastery of the contract documents
Manage claims
identify and resolve potential claims with subcontractors/suppliers
Participate in project coordination meetings
Assist estimators with the definition of bid packages during project buyout
Support the achievement of EEO goals
hold superintendents accountable for hiring practices
Foster team camaraderie
mentor Superintendents and Project Engineers
ensure each person understands their role on the project
Document best practices to share with other projects
ensure best construction methods are being used
Responsible for presenting one or more best practice documents annually at the Winter Conference
Direct and ensure timely completion of project close-out activities
Protect and promote the interests of the Company
ensures all compensation for work performed is received
Establish and maintain positive relationships with key owners, architects
Review change orders for accuracy
Review and take action on contractor pay requests and invoicing
Set safety, quality, schedule, cost and owner relationship goals for assigned projects
Monitor and report project cost and schedule performance
recommend corrective actions if needed
Champion skill development of assigned resources through training and performance evaluations
Communicate and reinforce the Company vision, values and goals to employee
Perform additional assignments per supervisors direction
Ensure adherence to insurance, safety, labor relations, EEO and tax regulations
Requirements:
Bachelor’s degree in Engineering, Construction Management, Business Administration, or related field
Ten years project management, estimating and supervisory experience in industrial construction
Extensive knowledge of construction methods and materials, costing, scheduling and estimating
Experience with estimating software
Previous experience directing craft labor in capacity of foremen and/or superintendent
Demonstrated ability to lead people and get results through others
Ability to think ahead and plan over a one-to two-year time span
Ability to organize and manage multiple priorities
Problem analysis and problem resolution at both a strategic and functional level
Strong customer orientation
Establish and maintain positive relationships with key owners, engineers and architects
