We have an exciting opportunity for a Project Director to join our team within Vistry South London, at our Enfield site. As our Project Director, you will oversee the construction and successful delivery of a mixed-use residential development comprising 305 units across three concrete-frame buildings. The scheme includes a 32-storey high-rise tower, a 6-storey shoulder block, and a range of townhouse units, all constructed within a live, complex urban environment. You will have full responsibility for managing the project's operational delivery, ensuring works are carried out safely, to design intent, to programme, and to the required quality standards. This role requires leadership of the site team, technical oversight, and strong coordination with design, commercial, planning, and client-side stakeholders. Job Responsibility:
Lead the integration of the commercial, technical, financial, sales, customer service elements on the project
Progress and deliver the planning and preconstruction elements of new projects
Drive the progress of projects and mitigate against slippage to ensure delivery to agreed timescales
Maintain excellent communication with the business unit board, project team and internal stakeholders to ensure relevant information is correctly shared and circulated, and all actions are progressed in a timely manner
When required, organise, lead/attend and minute client and /or internal project meetings acting in a professional manner to positively represent Vistry
Follow the internal process, ensuring all systems including 4Projects, Keys and COINS are maintained with accurate information at all times
Resolve problems through collaboration with the project teams and colleagues and share learning to champion continuous improvement and ensure successful delivery of schemes
Comply with all Group's policies including Health, Safety and Environmental policies
Requirements:

Proven experience leading high-rise residential or mixed-use projects, ideally 25+ storeys
Experience in senior role within the construction, property development or housing industry
Experience of leading major regeneration projects
Experience in liaising and negotiating with a wide range of individuals and organisations including professional consultants, local authorities, Registered Providers/Clients involved in the development process
Excellent knowledge of the planning system and development process, design and technical issues relevant to house building and affordable housing contracts, commercial processes, sales processes and the post completion customer service approach
Proven ability to manage multiple projects and to lead and drive the development process
Proven ability to deliver projects on programme
Passionate about Construction and exceptional Customer Service
Keen eye for detail and awareness of the technical detail in drawings
A full and valid driving licence
Strong time management skills with an ability to prioritise
Thorough, with strong attention to detail
Able to work as part of a team as well as autonomously
Ability to build productive stakeholder relationships
Ability to communicate well with individuals at all levels and positively motivate teams and individuals to deliver
Strong presentation skills
Self-sufficient in terms of IT - proficient in MS Office programmes, and development software e.g. 4Projects, COINS
Ability to delegate when required
Able to travel on a regular basis throughout the region and as required
Demonstrable expertise with unitized cladding systems including procurement, design coordination, installation methodologies, and QA processes
Strong working knowledge of concrete-frame construction, temporary works, logistics, and tower-crane operations
Excellent leadership and team-management skills, with the ability to drive performance and build strong relationships
Strong understanding of CDM, Building Regulations, and façade safety requirements
Ability to manage complex programmes and solve technical challenges efficiently
Excellent communication and stakeholder-management skills
Nice to have:
Degree qualified in a relevant qualification, i.e. Construction Management / Project Management
Management/Leadership Training e.g. ILM
