Job Description

Preconstruction Managers use industry experience along with construction plans to estimate expenditures and budget for different construction projects. The Preconstruction Manager upholds the company’s core values of integrity, service, leadership, empowerment, and innovation while demonstrating a dedicated and results-driven work ethic.

Job Responsibility

  • Develop complete budgets and plans for projects
  • Develop conceptual budgets and RFP responses
  • Prepare bids and cost estimates that address every part of a mechanical project
  • Estimate labor costs for a project, including travel and subsistence pay, if applicable
  • Keep mechanical projects within the client’s budget limitations (Value Engineering)
  • Confirm all cost estimates submitted by our company are accurate
  • Work with others to estimate the types and amounts of materials needed to complete construction jobs
  • Organize, compile, and compare equipment and subcontractor quotes for estimates
  • Maintain constant contact with project managers to estimate the duration of a project
  • Estimate costs of inclement weather and unforeseen events
  • Consult experts when performing difficult cost estimations
  • Re-figure cost estimates when necessary
  • Submit customized reports to clients
  • Offer advice to others concerning cost effectiveness for different materials or products
  • Perform other duties as assigned

Requirements

  • Knowledge of how to read and comprehend blueprints, in addition to basic drafting skills
  • Knowledge of the complex workings of plumbing and piping systems
  • Must have strong computer skills, especially knowledge of spread sheets
  • Knowledge of how to use file transfer programs to send large drawing files to others
  • Operational knowledge of estimating, project management, and construction scheduling software
  • Effective written and verbal communication skills, both professional and interpersonal
  • The ability to work both independently and within a team
  • A responsible, organized, and detail-oriented mindset
  • Refined time management skills and the ability to multi-task
  • Advanced critical thinking and problem-solving skills, in addition to strong math and science skills
  • Bachelor’s degree in Architecture, Engineering, or Construction Management or experience working in mechanical contracting
  • Knowledge of construction processes, and mechanical and plumbing systems

  • Responsible for successful execution of large-scale commercial agreements with external partners from site diligence through construction start, including coordination of multiple team inputs, evaluation and allocation of risk, and incorporation of commercially responsible terms into construction contracts
  • Provide continued preconstruction subject matter expertise throughout life of the construction execution phase
  • Lead program management alignment of multiple projects in preconstruction phase, including programmatic cost, schedule, and risk comparison, and alignment of implementation and constructability approaches across several internal stakeholder teams
  • Manage reporting of project status, risk, budget, and schedule guidance including reporting key performance indicators for projects in the preconstruction/planning stage and presenting to leadership
  • Provide 'bid levelling' to analyze prospective external partner responses by analyzing proposal to ensure scope of work is complete and pricing information is accurate including providing recommendation of successful bidder
  • Interface with Engineering to develop scope criteria, budgets and schedules for new products and projects
  • Support our build strategy including supply chain analysis, vendor selection and developing a roadmap for procurement and contracts models for new programs
  • Lead the development of new processes and tooling as required to support new or existing initiatives as required by the business and operationalize new processes to support new initiatives or improve existing workflows
  • Provide constructability perspective and input into new initiatives or ideas and influence implementation plan or provide critical considerations to be accounted for in TCO analysis
  • Maintain industry connections and develop database of prequalified external partners/potential new partners for design, engineering, and construction services
