Our client is one of Europe’s leading long-term investors, developers and managers of logistics real estate. The company operates across 11 European countries and manages a portfolio of 10.2 million m² of Gross Lettable Area, serving more than 490 customers across Europe, with a value of around €10.8 billion, positioning the company as one of the most relevant logistics real estate platforms in Europe. They are currently looking for a senior Portfolio Property Manager to join their team in Madrid. This is a key role for someone with solid experience in property management, a technical background and a strong commercial mindset. The selected person will be responsible for managing a portfolio of around 9–10 real estate assets across Spain, ensuring high operational standards, maintaining strong tenant relationships and coordinating technical, financial and administrative aspects related to the properties.
Job Responsibility
Manage a portfolio of around 9–10 real estate logistic assets located across Spain, ensuring smooth day-to-day operations and high service standards
Act as a key point of contact for tenants, maintaining regular communication and building strong, professional relationships
Oversee and coordinate technical matters related to the properties, including maintenance works, building issues, service providers and follow-up of ongoing interventions
Manage negotiations related to building operations and maintenance, ensuring practical and efficient solutions for tenants and assets
Coordinate with internal teams and external stakeholders to ensure proper management of licenses, permits and municipal requirements
Monitor the operational and financial performance of the assigned portfolio, including cost flows, budget follow-up and main profit & loss concepts
Support the preparation and review of reports related to property performance, costs, maintenance, tenants and operational matters
Ensure compliance with internal procedures, company standards and relevant health, safety, environmental and regulatory requirements
Collaborate closely with the wider Asset and Property Management team, sharing information, supporting colleagues and adapting to workload changes when needed
Contribute to the continuous improvement of processes, reporting and property management practices in a context of business growth
Requirements
Around 5–7 years of experience in Property Management or Real Estate Management
Technical academic background, ideally in Architecture or Engineering
Strong understanding of building operations, technical issues, drawings, maintenance processes and real estate asset management
Experience managing real estate assets with frequent tenant interaction
Previous experience in logistics assets will be highly valued, although experience in other real estate asset classes will also be considered
Commercial mindset and strong tenant-facing skills, with the ability to understand tenant needs and manage relationships professionally
Good financial understanding, including budgets, cost control, cost flows and profit & loss concepts
Strong communication, coordination and stakeholder management skills
Team-oriented personality, flexible attitude and willingness to share ownership and support the wider team
Highly organized, proactive and able to manage several priorities and assets at the same time
Full professional level of Spanish and English, both written and spoken
Good command of Microsoft Office tools
