Our client, a premier commercial real estate owner/operator, is seeking a PM Tenant & Custodial Services Supervisor to oversee daily and evening operations related to building cleanliness, tenant experience, and custodial team management across multiple Class A properties. This individual will directly manage unionized janitorial teams (32BJ) and must have proven experience administering progressive discipline, tracking attendance, resolving labor issues, and ensuring accurate payroll submission. The ideal candidate brings deep knowledge of professional janitorial standards, strong leadership maturity, and a service-oriented mindset. This role is highly hands-on and requires presence across several properties throughout the week.
Job Responsibility:
Oversee all janitorial and custodial services to ensure buildings remain clean, sanitary, and presentable
Conduct daily, detailed walkthroughs of lobbies, restrooms, elevators, tenant spaces, loading docks, and exterior entryways
Uphold and enforce professional cleaning standards, SOPs, equipment use protocols, and safety practices
Coordinate transition planning for new buildings, expanded cleaning scopes, or contracted services
Directly supervise 32BJ union cleaners, porters, and forepersons, ensuring compliance with CBA requirements
Administer progressive discipline (verbal warnings, written warnings, documentation), attendance tracking, and corrective action plans
Maintain strong rapport with unionized staff while responsibly upholding standards and enforcing expectations
Participate in interviewing and onboarding seasonal or full-time team members
track open requisitions and vacancies
Train staff in OSHA compliance, chemical handling, equipment safety, lockout/tagout, and cleaning best practices
Prepare and validate weekly payroll for union staff (knowledge of ADP, eTime, or similar systems required)
Maintain accurate scheduling, shift assignments, rosters, vacation approvals, call-outs, and coverage plans
Ensure ongoing compliance documentation including safety training, certifications, and building logs
Monitor supply inventory, manage work orders, and support cost control initiatives aligned with budget targets
Serve as the evening point of contact for tenant service requests or complaints
Respond to cleanliness concerns, spills, restroom issues, odors, and urgent custodial needs with urgency and professionalism
Partner with property management teams to communicate service timelines, priorities, and follow-up actions
Ensure strong service delivery that reinforces tenant satisfaction and building reputation
Participate in the after-hours emergency rotation (water leaks, floods, weather-related cleanup, hazmat, equipment failures)
Coordinate with engineering, security, and property management to restore building operations safely and efficiently
Requirements:
Minimum 5 years of custodial, janitorial, building services, or facilities operations leadership
Mandatory experience supervising 32BJ or similar unionized cleaning staff, including discipline, contract adherence, and labor relations
Demonstrated experience managing cleaning teams in high-traffic environments (e.g., commercial real estate, hospitals, airports, museums, corporate offices, universities)
Payroll/timekeeping system proficiency (ADP, Kronos, eTime, etc.)
Strong operational skills with the ability to set standards and hold teams accountable
Excellent communication skills for interacting with tenants, staff, vendors, and management
Proficiency in Microsoft Office and building operations software
Ability to walk or stand for extended periods (up to 6 hours)
Ability to lift/carry up to 25 lbs
Comfortable traveling between multiple buildings
Evening on-site schedule and weekend on-call availability are required
