Summit Skilled Solutions is seeking a skilled Overhead Door Technician to support operations at a large commercial and industrial facility. In a safe, efficient, and professional manner, the technician will perform preventive maintenance and repairs on dock equipment, overhead doors, and related building systems. The ideal candidate is safety-focused, mechanically inclined, and demonstrates strong communication skills with exceptional follow-through.
Job Responsibility:
Comply with all safety policies and procedures, including OSHA regulations and lock-out/tag-out requirements
Perform routine “shift rounds” to inspect equipment, identify potential issues, and document system performance
Maintain, troubleshoot, and perform minor repairs on dock equipment and building systems, with guidance from senior technicians as needed
Service and maintain dock equipment including dock levelers, seals, bumpers, dock locks, and related systems
Maintain and repair commercial doors, including automatic doors, hollow metal doors, overhead doors, locks, and door hardware
Conduct inspections and evaluations, including measuring operating characteristics such as pressure, speed, vibration, and wear
Perform preventive maintenance tasks such as filter changes, condenser cleaning, lubrication, greasing, oil changes, and replacement of expendable components (belts, hoses, filters, fluids)
Complete basic building and equipment repairs, including minor plumbing, simple electrical work, lighting issues, and routine patching, painting, and cleaning
Complete required training related to life-critical work practices, including confined space procedures, hazardous energy control, and documentation standards
Document all work performed in the CMMS, analyze findings, and recommend updates to preventive maintenance programs
Communicate clearly and professionally with coworkers, subcontractors, and client personnel regarding work status and expected completion timelines
Provide direction to subcontractors performing facility services when required
Support non-standard schedules, including occasional weekend or off-shift work, as needed
Perform additional duties as assigned by the Site Manager
Requirements:
High school diploma or equivalent required
Minimum of one (1) year of experience servicing and maintaining commercial dock levelers, overhead doors, automatic doors, dock locks, and related hardware
Experience maintaining pneumatic and/or hydraulic systems is required
Valid driver’s license required
Ability to read, interpret, and fully understand safety rules, operating instructions, maintenance manuals, and diagrams
Ability to execute repetitive tasks accurately and consistently
Ability to write routine reports and correspondence
Proficiency with email communication and computerized work order systems
Proficiency with hand tools and small/large power tools
Ability to disassemble and reassemble doors, fixtures, fans, pumps, HVAC components, and other building-related equipment
Demonstrated basic plumbing, electrical, carpentry, and mechanical repair skills
Ability to safely operate forklifts, scissor lifts, and aerial lifts
Basic computer skills, including use of a smartphone or tablet
Ability to manage changing priorities while maintaining high-quality work standards
Strong problem-solving skills with the ability to apply basic algebra and geometry concepts
Nice to have:
Preference given to candidates with trade school training or undergraduate coursework
Preferred experience with manufacturers including Rite-Hite, Poweramp, Nabco, Stanley Access Technologies, Record USA, Tormax, Besam, Allegion Door Hardware, and Assa Abloy
Prior experience in physically demanding roles involving mechanical, electrical, plumbing, or carpentry work preferred
