The Operation Executive will be responsible for overseeing the management and operations of our properties and ensuring the efficient and effective day- to-day functioning of our properties, maintaining tenant satisfaction, maximizing property value, and overseeing all aspects of property operations, tenant relations, maintenance, and compliance, and will report to the property manager for west region.
Job Responsibility:
Coordinate and oversee the day-to-day operations of assigned properties, mixed-use developments
Develop and implement comprehensive property management plans to optimize efficiency, minimize downtime, and enhance property value
Conduct regular site visits and inspections to assess property conditions, identify maintenance needs, and ensure compliance with safety and regulatory standards
Manage property staff, including maintenance technicians, leasing agents, and administrative personnel, to ensure optimal performance and productivity
Act as the primary point of contact for tenants, addressing inquiries, complaints, and requests in a professional and timely manner
Develop and maintain positive relationships with tenants through regular communication, prompt resolution of issues, and proactive tenant engagement initiatives
Develop and manage property budgets, forecasts, and financial plans with the property manager to ensure alignment with strategic objectives and financial targets
Monitor property expenses, including operating costs, maintenance expenses, and capital expenditures, and implement cost-saving measures where appropriate
Oversee rent collection, accounts receivable, and delinquency management efforts to optimize cash flow and minimize arrears
Prepare financial reports, variance analyses, and other performance metrics for presentation to senior management and stakeholders
Solicit bids, negotiate contracts, and manage relationships with vendors, contractors, and suppliers to ensure quality workmanship and cost-effective service delivery
Monitor construction activities, adherence to project timelines, and compliance with regulatory requirements during renovation and improvement projects
Stay abreast of relevant laws, regulations, and industry standards governing property management, fair housing, and landlord-tenant relationships
Ensure compliance with lease agreements, local ordinances, building codes, zoning regulations, environmental laws, and other legal requirements
Develop and implement preventative maintenance programs to preserve property assets, extend equipment life, and minimize disruptions to tenants
Requirements:
Bachelor's degree in business administration, real estate management, or a related field
Minimum of 5 years of experience in property management
Proven track record of success in managing family, commercial, or mixed-use properties, including lease-up
Strong knowledge of property management principles, leasing practices, financial analysis, and real estate market trends
Excellent communication, interpersonal, and negotiation skills
Proficiency in property management software (e.g., Yardi, MRI, RealPage) and Microsoft Office suite
Nice to have:
Familiarity with construction management, project management, and building systems (HVAC, plumbing, electrical) is a plus
