As an Operating Engineer at JLL, you'll be the technical backbone of our facility operations, ensuring all building systems operate at peak performance through hands-on maintenance, troubleshooting, and repair work. This role requires you to demonstrate technical expertise in one specialized craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while maintaining multi-skilled competency across all building systems to successfully complete daily and weekly work assignments. You'll play a critical role in maintaining facility standards, ensuring occupant comfort and safety, and contributing to JLL's reputation for operational excellence. Job Responsibility:
Perform maintenance, monitoring, and repairs on Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to maintain facility standards
Conduct preventative maintenance activities including cleaning, inspecting, calibrating, and replacing parts to maintain HVAC systems and associated equipment at optimum performance levels
Review monthly client service request summaries to identify and correct recurrent operational problems while evaluating vendor performance
Record equipment readings and make necessary adjustments to ensure proper system operation while maintaining compliance with safety protocols
Verify accuracy of deliveries for count, pricing, and description while managing inventory control and purchasing responsibilities
Monitor quality and pricing of maintenance work performed by outside contractors to ensure standards are met
Maintain clean and safe workplace conditions while performing periodic checks of tool and instrument inventory
Requirements:
High School diploma or GED equivalent with two years of trades schooling in electrical system design, refrigeration, and HVAC
Certification as a Universal Technician for CFCs (or ability to obtain within 90 days of employment)
Working knowledge of computer applications including Microsoft Word and Excel
Ability to analyze operation of various building systems, determine cause of problems/malfunctions, and take corrective action
Ability to lift 50 pounds and work in various physical positions for extended periods
Ability to work in all weather conditions during both daytime and nighttime hours as required
Current members of the International Union Of Operating Engineers Local 399 or willing to become members within 30 to 90 days of hire
Nice to have:
Additional certifications in specialized building systems or equipment
Experience with computerized maintenance management systems (CMMS)
Knowledge of building automation systems and controls
Previous experience in commercial facility maintenance or similar environment
Familiarity with local building codes and safety regulations
