As a 2nd Shift Operating Engineer at JLL, you will be responsible for the installation, repair, and maintenance of mechanical, electrical, and plumbing equipment, machinery, and related controls and components at client facilities located in Northern Illinois. This role requires you to work from 2:00 p.m. to 10:30 p.m. while controlling daily operation of all mechanical equipment in the physical plant and buildings. You'll perform maintenance and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems while being responsible for your assigned locations and providing backup coverage to other sites during emergencies that reflect JLL's commitment to operational excellence and client service.
Job Responsibility:
Control daily operation of all mechanical equipment in physical plant and buildings during 2nd shift operations
Monitor operation and maintain refrigeration, water cooling and air conditioning equipment, boilers, heating, ventilating and hot water equipment
Oversee pumps, valves, piping and filters, and other mechanical and electrical equipment for optimal performance
Perform maintenance and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems
Evaluate building systems to monitor and improve performance and operating efficiencies
Formulate and implement preventative maintenance program for the building in conjunction with Operations Manager
Perform preventative maintenance tasks in timely manner while ensuring compliance with applicable standards
Complete all tenant service requests accurately and expediently during evening shift operations
Monitor quality and pricing of maintenance work performed by outside contractors
Participate in emergency response procedures, technical and safety training programs
Track and report time worked in accordance with account policies and procedures
Comply with all purchasing and receiving policies and procedures
Report property issues that are not within direct responsibility to supervisor or call center team
Complete all required training and safety programs while maintaining professional development
Periodically act as on-call engineer for portfolio of buildings
Handle special projects and other functions as required by manager or client
Perform all work using proper safety equipment and in safe manner while reporting safety issues to supervisor
Comply with all policies and procedures established for the building
Actively participate in emergency response procedures and safety training programs
Maintain Universal CFC certification and other required certifications
Requirements:
High school diploma or GED
Minimum 4 years experience in electrical and HVAC trade, including Roof Top Units
Minimum 4 years experience in backup systems (generator and UPS)
Knowledge of maintenance and operation of building automation, water treatment, and fire life safety systems
Universal CFC certification
Good interpersonal skills and positive team attitude
Familiarity with computers, operations, and office automation applications including Microsoft Office
Strong customer service orientation with excellent verbal and written communication skills
Ability to walk long distances to cover property portfolio
Must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds
Ability to work long hours occasionally and some weekends
Capability to respond to emergency situations during 2nd shift operations
Candidates must be authorized to work in the United States without sponsorship
Nice to have:
Experience with tenant services, preventative maintenance, purchasing, and inventory control
Background in contracted maintenance and general maintenance operations
Understanding of building automation systems and control technologies
Knowledge of Northern Illinois building codes and regulations
