Your primary responsibility is to complete all tasks as directed by the Lead Engineer with minimum supervision and to report any condition affecting building services and tenant comfort or safety. This role focuses on tenant services, preventive maintenance, equipment monitoring, and general maintenance to ensure optimal building operations and safety standards
Job Responsibility:
Respond to tenant service requests including temperature complaints, lighting repairs, and furniture moving
Complete preventive maintenance tasks and equipment monitoring with detailed documentation
Operate mechanical equipment including chillers, pumps, cooling towers, and fire alarm systems
Perform HVAC system adjustments, troubleshooting, and repairs to ensure tenant comfort
Conduct safety inspections including elevator, asbestos, and generator load testing
Maintain building cleanliness in mechanical rooms, equipment areas, and public spaces
Record equipment readings, settings, and operational occurrences in logbooks
Requirements:
Experience with HVAC systems operation, troubleshooting, and maintenance
Knowledge of mechanical equipment including chillers, pumps, cooling towers, and emergency systems
Ability to operate direct digital control systems and pneumatic control systems
Basic electrical knowledge for breaker resets and lighting repairs
Physical ability to perform manual tasks including lifting, moving furniture, and snow removal
Strong communication skills for tenant interaction and reporting to Lead Engineer
Ability to work independently with minimum supervision on 3rd shift schedule
Nice to have:
Experience with building automation systems and energy management systems
Knowledge of fire safety systems and emergency procedures
Extensive plumbing and general maintenance repair skills
Experience with preventive maintenance programs and documentation
Familiarity with safety protocols for mechanical spaces and equipment operations
