As an Operating Engineer at JLL, you will focus on operating, maintaining, troubleshooting, and repairing facility equipment across all building systems with technical expertise that ensures optimal performance and reliability. This role requires you to demonstrate specialized knowledge in one craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while maintaining multi-skilled capabilities across other systems to successfully complete daily and weekly work assignments. You'll be instrumental in maintaining facility standards and client satisfaction through proactive maintenance, quality control, and safety management that reflects JLL's commitment to operational excellence and innovative facility management solutions.
Job Responsibility:
Perform maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to maintain applicable facility standards
Maintain responsibility for facility services including preventative maintenance, purchasing, inventory control, and contracted maintenance oversight
Clean, inspect, calibrate, and change parts on HVAC systems and associated equipment to maintain optimum performance levels
Record readings and make necessary adjustments to ensure proper equipment operation and system efficiency
Review monthly client service request summaries to identify and correct recurrent operational problems
Evaluate vendors and suppliers regularly regarding quality standards and competitive pricing
Verify accuracy of deliveries for count, pricing, and description to maintain inventory control
Monitor quality and pricing of maintenance work performed by outside contractors
Requirements:
High School diploma or GED equivalent with two years of trades schooling in electrical system design, refrigeration and HVAC
Minimum 3 years related work experience
Working knowledge of computer applications including Word and Excel
Ability to analyze various system operations, determine causes of problems/malfunctions, and take corrective action as required
Physical ability to lift 35 pounds and work in various positions (bend, sit, kneel, squat, stand, reach, lay) for extended periods
Capability to work in diverse environmental conditions including heat, sunlight, rain, cold, daylight, and nighttime hours
Commitment to safe storage, usage, and disposal of hazardous materials while maintaining clean, safe workplace
Nice to have:
Certification as Universal Technician for CFCs and/or state license in specialty (Electrician, Stationary Engineer, Plumbing)
Advanced technical expertise in multiple craft areas beyond primary specialization
Experience with facility services management and contractor oversight
Knowledge of quality control processes and vendor evaluation procedures
Experience with preventative maintenance program development and implementation
