The Operating Engineer focuses on operating, maintaining, troubleshooting, and repairing all facility systems equipment. This role requires specialized expertise in Electrical, HVAC, Piping/Plumbing, while maintaining proficiency across multiple technical areas to handle diverse work assignments. The engineer maintains equipment for optimal energy efficiency and safety, minimizing downtime through proactive maintenance planning and comprehensive record-keeping. Openness to additional responsibilities and flexible scheduling as business needs require.
Job Responsibility:
MECHANICAL & HVAC SYSTEMS: Perform comprehensive maintenance and repairs on commercial HVAC systems including chillers, cooling towers, air handlers, pumps, motors, and building automation systems
Conduct thorough inspections and assessments of building systems, documenting findings and recommending improvements or repairs
Analyze heating, cooling, and humidification cycles to diagnose and resolve system issues
Inspect, repair, and replace pumps, piping systems, valves, and components
Assemble, install, and test complicated mechanical equipment and assemblies
Diagnose malfunctioning systems using test equipment and hand tools
Ensure compliance with building and safety codes
Collaborate with facility management teams and clients to address service needs while maintaining high customer satisfaction standards
Take ownership of cross-shift issues and resolution
GENERAL MAINTENANCE: Electrical: Low/medium voltage power systems and lighting maintenance
Plumbing: Installation, repair, and maintenance of plumbing systems
Completing preventive maintenance tasks for automatic doors, gates, forklifts, scissor lifts, fire extinguishers, and eye wash stations
Miscellaneous repairs (painting, repair of doors and locks, etc.)
Verifying proper daily start-up of building systems including checking operation of the fire pump, hot water heaters, boilers, elevators, compressors, etc.
SAFETY: Adhere to JLL and Client safety standards
Ability to write and follow Job Hazard Assessments
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials
maintain a clean and safe workplace
Perform periodic checks of tool and instrument inventory
Work safely and follow all established plant safety policies and procedures
Communicate appropriately with all site management employees
Requirements:
Must be U.S Citizen
Valid state driver's license with clean driving record
High School diploma or GED equivalent, with two years of trades schooling in electrical system design, refrigeration, and HVAC
Certification as a Universal Technician for CFCs
5+ years of related work experience in a commercial, industrial, or manufacturing environment, especially in maintenance of HVAC, plumbing, or electrical
5+ years utilizing CMMS and PM software programs and Building Automation Systems (BAS) with key experience monitoring and evaluating RTU performance.
Ability to read and understand MEP drawings / schematics
Excellent verbal and written communication skills
Physical Work Abilities and Requirements: frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead
Lifting a maximum of 50 lbs
Using ladders up to 30 ft. and working from heights
Climbing a ladder while carrying a tool bag weighing approximately 20 lbs
Nice to have:
Chillers, pumps, cooling tower, and water treatment experience
7+ years of commercial HVAC experience with exposure to large-scale building systems
Familiarity with computers and iPad devices with working knowledge of computer applications including Microsoft, SLACK, email, and Zoom
