As an Operating Engineer - Maintenance at JLL, you'll be responsible for ensuring the seamless operation of critical building systems that support our clients' daily operations and safety requirements. This hands-on technical role involves maintaining, monitoring, and repairing mechanical, plumbing, structural, fire safety, and control systems to keep facilities operating at optimal performance levels. Job Responsibility:
Perform maintenance, monitoring, and repairs to mechanical, plumbing, structural, furniture, fire, life safety, and control systems to maintain facility standards
Execute preventative maintenance programs including cleaning, inspecting, calibrating, and replacing parts to optimize HVAC systems and associated equipment performance
Maintain responsibility for facility services, purchasing and inventory control, contracted maintenance coordination, and technical proficiency standards
Review monthly client service request summaries to identify and correct recurring operational problems through quality control analysis
Record equipment readings and make necessary adjustments to ensure proper system operation while maintaining accurate maintenance documentation
Evaluate vendors and suppliers regularly regarding quality and competitive pricing while verifying delivery accuracy for count, pricing, and descriptions
Monitor quality and pricing of maintenance work performed by outside contractors while ensuring compliance with safety and operational standards
Requirements:
High School diploma or GED equivalent with two years of trades schooling in electrical system design, refrigeration, and HVAC
Universal Technician certification for CFCs (or ability to obtain within 90 days of employment)
Working knowledge of computer applications including Microsoft Word and Excel
Ability to analyze various system operations, determine causes of problems/malfunctions, and implement corrective actions
Valid driver's license and reliable transportation for facility assignments
Availability for call-in work and flexibility to perform additional duties as required
Nice to have:
Additional certifications in HVAC, electrical, plumbing, or related building systems
Experience with computerized maintenance management systems (CMMS) and building automation systems
Background in preventative maintenance program development and implementation
Knowledge of hazardous materials storage, usage, and disposal regulations
Experience working in healthcare, commercial, or institutional facility environments
