The Occupancy Specialist ensures that housing units within the Supported Housing Department remain consistently filled, working toward a 97% occupancy benchmark. This role partners closely with housing authorities, applicants, and advocates to complete placements quickly while maintaining compliance with HUD guidelines and Fair Housing standards. The position includes outreach and marketing of available units across agency programs and community networks. Responsibilities involve hosting or participating in housing events, showing units throughout the Boston area, and connecting with referral sources. The Occupancy Specialist also manages data entry and transactions within property management software and provides general administrative support to the housing team. Duties may extend to assisting with other occupancy functions or property management responsibilities as needed.

Requirements:
High school diploma or equivalent
Valid Massachusetts driver's license with a good driving record
Personal vehicle for travel between sites
Ability to obtain COS, CPO, or similar certification within one year
Minimum one year of assistant‑level or general property management experience
At least two years of leasing or occupancy‑related work
Familiarity with HUD 4350.3 Multi‑Family Section 8 regulations
Experience supporting individuals facing homelessness, disabilities, or substance use challenges
Understanding of LIHTC and HOME housing program requirements
Nice to have:
Strong computer proficiency, including database or MIS systems
Experience with property management platforms, particularly OneSite
