The MEP Procurement Director leads procurement of major mechanical, electrical, and plumbing (MEP) equipment—including generators, chillers, switchgear, UPS systems, and more—across all T5 projects. This role manages centralized control over all purchasing channels, whether through internal development teams or third-party general contractors, while maintaining cost discipline, technical compliance, and alignment with project goals. The position requires collaboration with internal teams, vendors, OEMs, and executive leadership to support procurement strategy, risk mitigation, and operational readiness.
Job Responsibility:
Lead procurement of major MEP equipment and maintain centralized oversight across all projects and purchasing channels
Collaborate with the Procurement department to stay current on MSAs, contracts, and TCO analysis for attic stock and warranty agreements
Build and sustain relationships with OEMs, distributors, and integrators while negotiating preferred pricing, delivery schedules, and performance guarantees
Establish and maintain unit cost benchmarks across regions and project types, and develop standardized contract structures to protect T5’s interests while preserving flexibility
Coordinate with Development, Construction, Engineering, and Legal teams to align procurement strategy with project goals
Serve as a key liaison with executive leadership on procurement decisions, vendor escalations, and equipment-related issues
Ensure all equipment meets technical specifications, warranty standards, and regulatory compliance requirements
Monitor market trends and supply chain risks to inform proactive sourcing and contingency planning
Maintain end-to-end visibility of major MEP equipment from procurement through delivery, installation, and commissioning
Implement tracking systems to monitor manufacturing progress, shipping milestones, and site arrival dates
Collaborate with construction teams, OEMs, and commissioning agents to confirm proper startup procedures, validate installation per specifications, and verify equipment performance
Oversee vendor participation in integrated systems testing (IST) and functional performance verification, ensuring documentation, warranty activation, and punch list resolution prior to turnover
Serve as point of contact for equipment-related delays, failures, or non-conformance, driving resolution with vendors and internal teams to protect schedule and operational integrity
Maintain centralized logs of equipment serial numbers, commissioning status, and warranty terms, and provide regular updates to leadership on readiness, risks, and vendor accountability
Requirements:
Bachelor’s degree in Construction Management, Engineering, or a related field, or equivalent experience
4+ years of procurement or cost management experience in construction, with general contracting experience required
data center or MEP experience preferred
Proficiency in cost-control and project management software (e.g., Procore, Sage, Yardi) and Microsoft Office Suite (Excel, Project, PowerPoint, Visio, PDF)
Strong leadership, negotiation, and problem-solving skills, with the ability to manage multiple vendors and cross-functional teams
Knowledge of MEP systems, technical specifications, and commissioning processes
Ability to travel frequently to project sites as required
