We are seeking a proactive and agile Mechanical Maintenance Technician to join our client's in-house team at a major, busy London hospital. This is a crucial role for a skilled engineer with a strong mechanical bias who excels in high-pressure environments where safety and swift resolution are paramount. The ideal candidate must possess comprehensive Building Services knowledge and the flexibility to manage a diverse workload across HVAC, heating, plumbing, and critical water systems, ensuring the continuous operation of clinical services.
Job Responsibility:
Execute Planned Preventative Maintenance (PPM) and essential reactive repairs on core HVAC assets, including Air Handling Units (AHUs), Fan Coil Units (FCUs), and extract ventilation systems
Perform crucial tasks such as filter changes, drive belt tensioning, motor lubrication, and cleaning of coils and condensate trays
Act as the primary responder for general plumbing breakdowns, resolving leaks, blockages, and repairs to sanitary ware rapidly
Conduct essential water hygiene PPMs (temperature monitoring, flushing) in strict accordance with ACoP L8 guidelines for Legionella control
Service, install, and adjust Thermostatic Mixing Valves (TMVs) to ensure patient safety and prevent scalding risks
Perform PPM and reactive repairs on heating plant, including boilers, calorifiers, and heat exchangers
Maintain and service various site pumps (e.g., heating, chilled water, booster), checking for leaks, excessive noise, and ensuring correct alignment
Respond swiftly and effectively to emergency breakdowns across all mechanical and plumbing infrastructure
Provide first-line fault diagnosis on critical plant, assisting specialist contractors with isolation procedures
Ensure all maintenance activities strictly comply with all relevant Health Technical Memoranda (HTMs)
Generate and adhere to Risk Assessments and Method Statements (RAMS) before commencing work
Accurately record all work, system readings, and compliance checks in the Computerised Maintenance Management System (CMMS)
Requirements:
Formal qualification (NVQ Level 3 or equivalent) in Mechanical Engineering, Plumbing, or a related building services trade
Proven experience in a highly demanding, critical environment, preferably within an NHS hospital or similar large-scale, complex commercial site
Strong, broad building services knowledge with a proactive, agile attitude required to manage varied day-to-day priorities, balancing PPMs with emergency calls
Candidates must be eligible to live and work in the UK
