Job Description

We are seeking a Senior Maximo / TRIRIGA Solution Architect with a specialized focus on Maximo Real Estate and Facilities (MREF) / IBM TRIRIGA to serve as the primary technical and functional authority for a major municipal modernization program. In this role, you will architect, guide, and validate the transition of legacy systems (such as SAP RE/PM) into a unified, modern Integrated Workplace Management System (IWMS) environment. You will lead fit/gap analyses, design end-to-end integration boundaries, and establish core configurations across real estate portfolios, spaces, leases, and facility assets. The ideal candidate pairs elite hands-on configuration mastery with the strategic vision required to harmonize TRIRIGA architectures with Maximo Manage and enterprise SAP BTP platforms.

  • Legacy Decoupling: Act as the definitive SME guiding the decommissioning of legacy SAP RE/PM modules and translating data/business logic into native TRIRIGA/MREF solutions
  • Ecosystem Integration: Architect and govern multi-system integration patterns connecting TRIRIGA with Maximo Manage, SAP backend systems, SAP BTP (Business Technology Platform), centralized document repositories, and IAM frameworks
  • Cross-App Data Harmonization: Define and maintain data models where property boundaries, space allocations, work management orders, lease accounting entries, and capital expenses overlap between platforms

  • Build, expand, and enforce design patterns using advanced platform development tools: Data Modeler, Form Builder, and Workflow Designer
  • Configure robust business objects, intricate asynchronous/synchronous workflows, state families, user navigation portals, granular security groups/roles, and systematic automated notifications
  • Design technical pathways for real estate portfolio records, building and floor structures, legal lease/licence records, transaction logging, and multi-tier approval chains

  • Lead design workshops, configuration reviews, and Agile sprint demonstrations for technical developers, system integrators, and executive business sponsors

  • Oversee environment promotion strategies and DevOps release readiness matrices across Development, Test, Pre-Production, and Production layers
  • Mitigate technical debt by defending against invasive code alterations, choosing out-of-the-box (OOTB) standard functionalities or clean configurations to ensure long-term upgradeability

Requirements

  • 10+ years of hands-on, production-grade configuration and implementation experience spanning IBM TRIRIGA and/or IBM Maximo Real Estate and Facilities (MREF) solutions
  • Must demonstrate a proven history of leading at least two complete, end-to-end enterprise implementations from discovery through stabilization
  • Deep functional command of corporate IWMS processes: Real estate portfolio optimization, space management, lease accounting compliance (IFRS 16/ASC 842 matching parameters), and facilities operations
  • Master-level proficiency across TRIRIGA administration layers: Data Modeler, Form Builder, Workflow Designer, and Portal Configuration
  • Advanced experience with data processing analytics, database modeling, SQL-based validation script authorship, and BIRT report template engineering
  • Conceptual and practical understanding of ERP financial architectures, specifically surrounding payments integration and lease accounting ledgers
  • Post-secondary education in Computer Science, Software Engineering, Information Technology, or an approved equivalent combination of education and experience
