The Project Manager is being sought to be based in Bangalore. He/she shall be an able practitioner and who will have experience in project and/or program management in corporate fit outs and capital works. Reporting to the India Project Director-PDS and the Client Project Executive (PE) for the sub-regions he/she will be expected to manage the capital budget and delivery of capital projects in Bangalore and report accordingly. The key objective of this role will be to provide support to the Client Project executive lead within the Region and with guidance and support of the India PDS Director. The project manager will work closely with all key Client Functions, including but not limited to Regional & Global RE&F, Health and Safety, Engineering, Sustainability, local Area Managers, Facility Managers, Security, IT and Procurement Teams.
Job Responsibility:
Project monitoring and governance
Project delivery in all aspects
Liaise with all the stakeholders
Prepare various reports including daily weekly, monthly project reports
Provide administrative support including scheduling meetings, preparing presentations, preparing agendas, and taking minutes
Assist in planning and executing construction projects
Assist in the coordination of permits, inspections, and approvals required for construction projects
Monitor project progress and track milestones to ensure timely completion
Prepare and maintain project documentation, including contracts, drawings, specifications, permits, etc.
Communicate project status to stakeholders and escalate issues, as necessary
Conduct site visits to monitor progress and ensure compliance with safety and quality standards
Coordinate and track project change orders, ensuring all changes are documented and communicated to relevant stakeholders
Compile the cost reports and cash flows in the project
Monitor and report on project financial performance, including tracking expenses and forecasting costs
Compile all the checklist in the project
Prepare risk log and track the same in the project
Facilitate communication and collaboration between project teams, including architects, engineers, contractors, and subcontractors
Assist in the pre-construction phase and post-construction of the project
Support project closeout activities, including compiling project documentation
Overall accountability to ensure timely data inputs and its quality
Track robust inputs in workplan to track all key milestones and activities
Monitor project budgets, cashflows, commitments and spend in line with Client expectations
Promote effective management of projects using technology (currently JLL Adaptive Works) including but not limited to project risks / issues, delivery in agreed time and cost baselines, recording meeting minutes etc
Requirements:
Graduate with Civil/Electrical/Mechanical Engineering/B.Arch.
Experience in corporate interior fitout projects/Commercial Buildings
Excellent communication skills, both verbal and written
Strong ability to use the technology/software – reports update on portal, MS office
Ability to prioritize tasks and manage time effectively in a fast-paced environment
