The Investments department is responsible for evaluating, executing, and managing strategic investment opportunities for the Company, including acquisitions, joint ventures, ground-up developments, redevelopments, and financings. The Manager, Investments is a key member of the team, supporting all aspects of the investment process from sourcing and initial underwriting through transaction closing and ongoing asset management. This position primarily will function as a combination of (i) financial underwriting – building and maintaining detailed excel models to evaluate investments and financings; (ii) market and portfolio analysis – research and benchmarking to inform strategy and investment decisions; and (iii) deal execution – supporting due diligence process, internal approvals and communication, and facilitating communication with capital partners and lenders. The role includes reviewing work prepared by junior team members and providing guidance as needed to ensure accuracy and consistency.
Job Responsibility:
Develop and maintain detailed financial models for acquisitions, ground-up developments, and redevelopments across a variety of ownership and financing structures
Analyze property operating performance, historical financials, and underwriting assumptions
Research and analyze local markets, demographics, and transaction activity to identify trends and opportunities
Assist in the preparation of investment memoranda, executive presentations, and strategic business plans
Coordinate the flow of information across internal teams (operations, finance, legal) and third-party consultants during due diligence
Review and synthesize findings from legal, market, and physical due diligence reports
Support transaction structuring, including debt/equity capitalization and sensitivity analyses
Track deal process, maintain checklists, and ensure timely communication of key items to superiors
Monitor ongoing performance of portfolio assets relative to underwriting and business plans
Benchmark operating and financial performance against peers, market data, and industry trends
Support periodic reporting to senior management, capital partners, and lenders
May perform other duties as needed and/or assigned
Requirements:
Bachelor's degree required (preferably in Finance, Economics, Business, or related field)
Three (3) to Five (5) years of financial analysis, strategic planning, and/or market research experience (real estate experience preferred and seniors housing experience is a plus)
Proficiency in transactional finance concepts (NPV/DCF/IRR, sources and uses, debt structuring, capitalization, returns analysis)
Strong financial modeling and valuation skills (advanced Excel proficiency required)
Ability to interpret financial statements (P+Ls), operating data, and market research and demographic data
Proficiency in Microsoft Office Suite (PowerPoint, Word, Outlook)
Strong written and verbal communication skills, with the ability to present analyses and recommendations clearly and persuasively
Must possess valid driver's license
Must satisfactorily meet and be in compliance with Atria Motor Vehicle Policy standards
Must successfully complete all Atria-specified training programs
