As the Maintenance Technician, you will be responsible for ensuring the safety and upkeep of the entire property. Acting as a key liaison between residents and management, you will provide exceptional service and maintain the community's value by conducting thorough assessments and performing necessary repairs. Your role is essential in delivering a high-quality living experience for residents while upholding the standards of the property.
Job Responsibility:
Complete resident work orders efficiently, ensuring timely and high-quality service that complies with company repair and maintenance policies
Respond promptly to resident requests and complaints, following up as needed to maintain a positive living environment
Perform a variety of maintenance tasks including plumbing, electrical repairs, painting, and appliance fixes, ensuring all units and public areas are well-maintained
Conduct regular inspections of the grounds, buildings, and equipment to identify and address potential issues before they become larger problems
Maintain the appearance, safety, and overall condition of the property, reporting any unusual or concerning circumstances to the maintenance supervisor and management
Clean up thoroughly after completing repairs in occupied and vacant apartments, ensuring a tidy and professional work environment
Be available for off-hours emergency maintenance calls according to scheduling, ensuring timely responses to both resident and property emergencies
Manage the inventory of tools, equipment, and supplies, ensuring proper levels are maintained, and keep storage areas secure at all times
At applicable properties, maintain pools and spas, including cleaning and equipment maintenance, and stay compliant with local pool certification requirements
Adhere to OSHA and other safety standards, participating in ongoing safety training and maintaining up-to-date safety logs
Communicate regularly with the maintenance supervisor and general manager to provide updates on maintenance activities, and attend staff and safety meetings
Work with contractors and vendors as directed, ensuring compliance with company standards and verifying the quality, quantity, and price of delivered supplies
Uphold a professional appearance and demeanor while on duty, representing the company to residents and vendors
Requirements:
A minimum of 1 year of maintenance experience, including HVAC, plumbing, and electrical
High school graduate or equivalent
Strong interpersonal and communication skills, including the ability to build and maintain quality relationships
Be proficient in working with technology and adaptable to online systems
Carbon Literacy Certification or willingness to undertake training
Nice to have:
EPA type II and above certification preferred
Air conditioning and refrigeration certification by an EPA approved testing organization preferred
Pool maintenance certification, if required by local regulation preferred
