The Maintenance Technician is responsible for the maintenance duties of Associations involving mostly exterior carpentry, painting, plumbing repairs, electrical repairs and minor roofing repairs in addition to other exterior responsibilities to guarantee that the communities we manage are properly and safely maintained.
Job Responsibility:
Perform routine preventive maintenance
Perform maintenance tasks such as carpentry, painting, plumbing and electrical repairs
Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains
Operate and perform routine maintenance and repairs on systems & equipment as needed
Maintain company issued vehicle
Other duties as assigned
Requirements:
High School Diploma or GED Required
3-5 years of directly related or closely related experience
Must be able to communicate effectively with internal and external customers and clients
Knowledge of general maintenance requirements
Knowledge of electrical and plumbing codes and maintenance requirements
Knowledge of OSHA worksite and personal safety requirements
Knowledge of State or local governmental safety requirements
Professional communication skills
Professional customer service skills
Interpretation and completion of verbal and/or written instructions at a proficient level
Knowledge of company policies, procedures and forms
Time management and time critical prioritization skills
Self-motivated, proactive, detail oriented and a team player
May be required to provide own basic tools
Ability to safely operate, climb and perform work on ladders (1-2 stories)
Ability to operate smartphone & email
Must be able to operate a vehicle from one location to another
Must be able to lift and carry up to 20 pounds on a frequent basis
Must be able to sit, stand, bend, pull/push, grasp, twist, reach above shoulder, walk, stoop, kneel and climb
Must be able to use hands and fingers to input data to information system
and talk or hear in order to gather and provide information on departmental processes
