Job Description

Beachfront resort on Atlantic Beach seeking an experienced technician to join our crew and help maintain and upkeep resort-managed condominium units in advance of the summer season. Maintenance Technicians must perform skilled work to keep appliances, mechanical equipment, or the structure of our buildings in repair. Duties may involve painting, carpentry, light plumbing, HVAC maintenance, repairing electrical or mechanical equipment, and repairing buildings, floors, or stairs. Weekend work is required. Shifts can vary from 8am start to 7pm end. This position will conclude by May 2026 but may be extended based on performance and current staffing needs at the time.

Job Responsibility

  • General upkeep, preventative maintenance and minor repairs as needed to keep units in a like new working condition, to include but not limited to plumbing, painting, tiling, electrical, carpentry, appliance repair and furnishings replacement
  • Exterior painting and repairs as needed to parking lot, poolside area, buildings and walkways
  • Preventative maintenance to equipment used by groundskeepers, housekeeping and maintenance
  • Organize and keep inventory of stocked replacement items
  • Re-keys, replaces and repairs door locks as required
  • Repairs or replaces stove burners as needed
  • Replaces switches, plugs, circuit breakers and light fixtures, light bulbs and heating and air conditioning filters, fan belts on motors when needed
  • Performs other duties as required
  • Participate in all required health and safety meetings/classes
  • Conduct themselves in a professional manner at all times
  • Follow all rules and regulations set forth in the latest employee handbook
  • Assist with any special projects as assigned by Supervisor
  • Ability to accept constructive criticism and understand/follow posted work rules and procedures
  • Has the ability to follow directions from a supervisor and interact well with co-workers, subordinates and supervisors
  • Participates in all required health and OSHA safety meetings/classes
  • Performs any other various duties that may be assigned by the General Manager, Assistant Manager, Front Desk Supervisor or CV Director of Resorts

Requirements

  • High school diploma or equivalent
  • Some experience in plumbing repairs, appliance repairs, electrical repairs and painting
  • 2+ years in a related field
  • Must have good oral and written communication skills
  • Excellent interpersonal skills
  • Physically able to walk/stand through an extensive facility, climb ladders as needed, drive vehicles of all types
  • work in extreme cold/heat as necessitated by local weather conditions
  • Must be able to lift 50 pounds
  • Must be comfortable working in heat, cold or inclement weather for sustained periods of time

  • Manage all maintenance needs of the community to ensure the physical condition of the community meets or exceeds the Company's standards

  • Manage all customer service requests using the Company work order system, including prioritization of requests
  • Complete daily community inspections including keeping grounds and common areas free of trash and debris
  • Perform various maintenance functions such as electrical installations, pool maintenance, carpentry/construction, furnace and air conditioner repairs, filer changing, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, minor roof repairs, etc.
  • Monitor the maintenance and upkeep of all mechanical equipment in the community, including but not limited to fire safety systems, water heaters, HVAC units, kitchen equipment, etc.
  • Partner with contractors/subcontractors as required to meet the needs of the community
  • Organize maintenance storage and mechanical rooms
