Job Responsibility:
Assist with daily maintenance tasks, such as service requests and property make-ready
Respond to maintenance related issues in a timely manner
Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines
Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair
Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the tenant’s satisfaction
Ensure maintenance requests are handled as quickly, efficiently, and effectively as possible and always completed within 24 hours. Inform Property Manager and resident if work delayed due to needed parts
Promptly communicate with the property manager concerning all maintenance issues at the property
Inspection buildings, equipment, and systems to identify any issues
Maintaining the inventory records for equipment and supplies as well as job costs for tasks completed
Painting common areas and exterior walls
Clean all surfaces in common areas (e.g. Information Centers, Fitness Center, kitchens, restrooms) to include dusting, sweeping, mopping, vacuuming, and glass cleaning
Disposing of trash and recycling in common areas and conducting valet trash pickup based off of set schedules
Assist with obtaining bids as needed when requested
Requirements:
High school diploma or equivalent is required
At least five years of experience in the property management industry or directly related field
General knowledge of all aspects of maintenance repair and service including plumbing, electrical, appliance repair, HVAC, general maintenance
Previous renovation/rehab or minor construction experience
Ability to read, write and understand English
Ability to use general office equipment, such as telephone, computer, printer, copier, and etc.
Excellent customer service and interpersonal skills with the ability to relate to others
Strong organizational and time-management skills
Ability to multi-task
Ability to perform basic mathematical functions
Ability to cope with and defuse situations involving angry or difficult people
Ability to maintain confidentiality
Must maintain professional appearance
Must maintain a valid driver’s license, clean driving record and current auto insurance is required
Must comply with all safety requirements
Required to maintain a regular schedule which may require working overtime, weekends and non-traditional holidays
May be required to be on-call and aid during staffing deficiencies on-site
