Maintenance Tech

• Assist with daily porter tasks, such as service requests and jobs at communities
• Respond to maintenance related issues in a timely manner
• Perform various maintenance functions including repairs to the following: electrical, plumbing, flooring, carpentry, grounds maintenance as dictated by state guidelines
• Perform general carpentry duties such as wallboard repair, window/glass repair, door/lock repair, painting, and exterior building repairs
• Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the tenant's satisfaction
• Ensure maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours
• Inform Property Manager and resident if work delayed due to needed parts
• Promptly communicate with the property manager concerning all maintenance issues at the property

• High school diploma or equivalent is required
• At least five years of experience in the property management industry or directly related field
• General knowledge of all aspects of maintenance repair and service including plumbing, electrical, appliance repair, HVAC, general maintenance
• Previous renovation/rehab or minor construction experience
• Ability to read, write and understand English
• Ability to use general office equipment, such as telephone, computer, printer, copier, and etc.
• Excellent customer service and interpersonal skills with the ability to relate to others
• Strong organizational and time-management skills
• Ability to multi-task
• Ability to perform basic mathematical functions
• Ability to cope with and defuse situations involving angry or difficult people
• Ability to maintain confidentiality
• Must maintain professional appearance
• Must maintain a valid driver's license, clean driving record and current auto insurance is required
• Must comply with all safety requirements
• Required to maintain a regular schedule which may require working overtime, weekends and non-traditional holidays
• May be required to be on-call and aid during staffing deficiencies on-site
• Own tools preferred
