AIY Properties is seeking a skilled and dependable Maintenance Technician with strong plumbing experience to support the maintenance and operations of our multi-family residential communities. This position is responsible for responding to service requests, performing preventative maintenance, completing apartment turns, and ensuring residents receive prompt and professional service. The ideal candidate will have experience in apartment maintenance, strong troubleshooting skills, and the ability to work independently while maintaining a high standard of customer service.
Job Responsibility
Receive, prioritize, and complete service requests efficiently and professionally
Diagnose and perform repairs on residential plumbing systems, including: Repairing leaks in sinks, faucets, and toilets, Unclogging drains and toilets, Replacing plumbing fixtures and components
Troubleshoot and perform minor repairs on HVAC systems, including air conditioning and heating units. Major repairs will be completed by a certified HVAC Technician
Repair and replace appliances owned by the property, including: Refrigerators, Stoves, Washers and dryers
Perform minor electrical repairs, including replacing light fixtures, switches, outlets, and bulbs
Repair locks, doors, windows, shelving, and other building components
Complete basic carpentry work such as: Installing door hardware and hinges, Window repairs and replacements, Shelving installation, General interior repairs
Prepare vacant apartments for new residents, including repairs, touch-ups, and turnover work
Maintain community amenities, including swimming pools and common areas
Assist with landscaping and grounds maintenance as needed
Identify and report maintenance concerns to supervisors promptly
Communicate professionally with residents, leasing staff, and property management
Deliver excellent customer service while entering occupied apartments and completing service requests
Work independently while collaborating effectively with maintenance and management teams
Participate in a rotating on-call schedule approximately every three weeks, including evenings, weekends, and emergency maintenance calls
Requirements
Minimum 1–3 years of maintenance experience in a multi-family residential, apartment, or property maintenance environment
Strong plumbing experience required
Experience with appliance repair, basic electrical work, HVAC troubleshooting, and general building maintenance preferred
Knowledge of residential maintenance practices and repair procedures
Ability to diagnose and resolve maintenance issues efficiently
Ability to safely operate hand tools and power tools, including: Drills, Circular saws, Plumbing tools, Screwdrivers, General maintenance equipment
Strong organizational and multitasking abilities
Effective communication and customer service skills
Ability to work independently with minimal supervision
Frequently lift and carry materials weighing up to 50 pounds
Ability to bend, kneel, squat, twist, reach, push, pull, climb ladders, and work in confined spaces as needed
Ability to perform physical labor throughout an entire workday
