Under direction, plans and coordinates general grounds maintenance and maintenance and repair activities on various public buildings, industrial facilities and public rights of way to achieve optimum efficiency of manpower, time, equipment and material; performs related duties as required.
Job Responsibility
Investigate and evaluate departmental requests for various types of maintenance and repair
Prepare cost estimates for maintenance and repair activities
Plan maintenance and repair schedules for routine and preventive maintenance
Report difficult maintenance situations to the Asset Manager
Prepare statistical reports on all maintenance and repair activities
Work with shop supervisors and division management to develop meaningful Key Performance Indicators (KPI)
May supervise the work of subordinate personnel
Maintain and evaluate systems maintenance history records
Report on corrective maintenance work orders
Check for repeated work orders
Assist in planning, configuration, testing, and implementation of new Computerized Maintenance Management System (CMMS) requirements
Maintain inspection, testing and maintenance records
Create new work orders and job plans
Review and report progress on work orders or special projects
Report problems and roadblocks to management
Classify assets and locations in the Computerized Maintenance Management System (CMMS)
Design and implement new maintenance programs
Make minimum staffing level recommendations
Analyze work orders
Coordinate the engagement and direction of appropriate subcontractors or other City/County Departments
Work closely with shops to stage materials
Work with shop supervisors to use the resources scheduler function
Provide regular statistical reporting
Develop, implement, and manage preventive maintenance and life cycle optimization strategies
Document any workflow changes
Prepare user guides and conduct training for CMMS users
Requirements
Three (3) years of verifiable experience as a maintenance estimator and/or scheduler or equivalent in facilities maintenance
Three (3) years of verifiable experience as a maintenance planner for construction or facilities/equipment maintenance
Three (3) years of verifiable experience as a supervisor of journey level workers in a construction or facilities/equipment maintenance related field
Four (4) years of verifiable journey level experience in a construction or facilities/equipment maintenance related field
Completion of a minimum four (4) year Building and Trades certified apprenticeship program AND two (2) years journey level of experience in a construction or facilities/equipment maintenance
One (1) year using a Computerized Maintenance Management System (CMMS) program
Possession of a valid California driver's license

High level of proficiency in the use of Mainsaver, Infor, Maximo, or another Computerized Maintenance Management System (CMMS) to plan and schedule maintenance activities for various trades
Proficient in the use of Microsoft Office Suite, especially Word and Excel

Excellent critical thinking, problem-solving, and organizational skills
