Maintenance Manager

• Walk and inspect community for maintenance concerns and issues
• Data enter and review work order tickets, prioritize tasks, perform work, update work order ticket, and close out
• Fix, repair, and respond to maintenance concerns, include light plumbing, light electrical, and light carpentry work
• Establish and execute routine and preventative maintenance schedules and manage capital projects
• Source maintenance vendors and contractors, negotiate maintenance contracts, schedule and coordinate maintenance vendors onsite
• Walk and inspect the work of maintenance vendors and contractors to ensure work is performed per scope of contract
• Complete daily, weekly, and monthly reports
• Follow-up daily with General Manager and Members of the Board of Directors
• Inspect boilers, chillers, and maintenance equipment to ensure in good working order
• Maintain maintenance inspections, codes, and compliance
• Notify responsible parties of code issues given in writing, by phone, in person and electronically
• Respond to and investigate allegations of violations of codes to determine validity of complaints and the appropriate course of action to mitigate issues
• Investigate and enforce property codes within boundaries
• Schedule and perform systematic property maintenance inspections to maintain or achieve minimum property standards
• Other duties as assigned

• 3+ years of condo, hotel, or residential maintenance experience
• Excellent communication skills, written and spoken
• Proactive work habits with strong attention to detail and follow-up skills
• Knowledge of general maintenance requirements, electrical and plumbing codes, HVAC codes, (documentation, safety, required reporting, regulations, etc.)
• Knowledge of OSHA worksite, State and local governmental personal safety requirements
• Customer service driven, team oriented
• Excellent time management and time critical prioritization skills
• Self-motivated, proactive, detail oriented and a team player

Active DC3 certification is preferred
