The Maintenance Supervisors handle many different areas of repair, such as plumbing, electricity, ventilation, airconditioning, and other building systems. The Maintenance Supervisor is also responsible for evaluating problematic systems and determining what repairs need to be performed. Maintenance Supervisors are also involved with the hiring of workers, and assigning duties and responsibilities; the maintenance supervisor may provide training on equipment and procedures used in a building or complex. Maintenance supervisors are also responsible for coordinating with building or complex management on supplies needed for the job, as well as maintenance inventory. Supervisors may also be responsible for the evaluations and accident investigations, as well as filing reports.
Job Responsibility:
Greet homeowners, vendors, and contractors
Walk community and perform routine and preventative inspections
Maintain facilities equipment and repair
Perform general maintenance work in the common areas and amenities, to include plumbing, electrical, and carpentry work
Review and prioritize work order tickets, update tickets with work done, close out tickets with the work is completed using Building Link
Communicate work updated with the General Manager, Homeowners and Board of Directors
Coordinate with outside contractors to perform maintenance work, repairs, and capital projects
Purchase and manage all related maintenance supplies and equipment repair parts
Other duties as assigned
Requirements:
5+ years of general maintenance work in a residential setting
Excellent communication skills (written and spoken), customer service, and follow-up skills
Self-motivated, proactive, ability to meet deadlines, and manage multiple projects while meeting deadlines
Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
Knowledge of HVAC, including codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
Knowledge of OSHA, State, or local governmental worksite and personal safety requirements
