Job Description

Your future employer is a reputable property developer with a strong track record in residential, hotel and mall projects in Johor Bahru.

Job Responsibility

  • Oversee the end-to-end planning, staffing, and direction of the M&E department to ensure seamless mall operations
  • Implement and manage a robust Planned Preventive Maintenance (PPM) program to minimize downtime of critical building systems
  • Maintain and manage all critical plant rooms, including HT/LV rooms, Transformer (TX) rooms, Chiller plants, Fire & Water pump rooms, Generators, and Lift Motor Rooms
  • Monitor specialized facilities such as Grease Traps, Exhaust systems, and ELV rooms to ensure optimal performance
  • Conduct routine site inspections to proactively identify, troubleshoot, and resolve technical issues
  • Supervise and evaluate the performance of outsourced service providers (Elevators, Chillers, Cooling Towers, etc.)
  • Ensure all contractors comply with relevant statutory requirements and authority standards, including JKKP (DOSH), Suruhanjaya Tenaga (ST), SAJ, and BOMBA
  • Enforce strict adherence to Occupational Safety and Health (OSH) policies and standard operating procedures (SOPs) among all staff and contractors
  • Ensure all equipment certifications and licenses are renewed and compliant with local regulations
  • Prepare and manage the Annual Maintenance Budget, ensuring cost-control measures align with financial forecasts
  • Develop technical justification papers for repairs, procurement, and specialized outsourcing for Management approval
  • Maintain comprehensive maintenance logs, daily progress reports, and asset documentation
  • Liaise with the Property Manager and Senior Management to recommend system upgrades and operational improvements
  • Lead periodic technical meetings with internal teams and external vendors to streamline workflows

Requirements

  • Diploma or Bachelor’s Degree in Engineering, Real Estate, or a related field
  • Minimum 3 years of experience in mall or commercial property
  • Experience in Fire Protection, Plumbing, HVAC, and Gas systems is highly desirable
  • Familiarity with retail-specific M&E requirements will be an added advantage
