Diploma or Bachelor's Degree in Engineering, Real Estate, or a related field
Minimum 3 years of experience in mall or commercial property
Experience in Fire Protection, Plumbing, HVAC, and Gas systems is highly desirable

Job Responsibility

Oversee the end-to-end planning, staffing, and direction of the M&E department to ensure seamless mall operations
Implement and manage a robust Planned Preventive Maintenance (PPM) program to minimize downtime of critical building systems
Maintain and manage all critical plant rooms, including HT/LV rooms, Transformer (TX) rooms, Chiller plants, Fire & Water pump rooms, Generators, and Lift Motor Rooms
Monitor specialized facilities such as Grease Traps, Exhaust systems, and ELV rooms to ensure optimal performance
Conduct routine site inspections to proactively identify, troubleshoot, and resolve technical issues
Supervise and evaluate the performance of outsourced service providers (Elevators, Chillers, Cooling Towers, etc.)
Ensure all contractors comply with relevant statutory requirements and authority standards, including JKKP (DOSH), Suruhanjaya Tenaga (ST), SAJ, and BOMBA
Enforce strict adherence to Occupational Safety and Health (OSH) policies and standard operating procedures (SOPs) among all staff and contractors
Ensure all equipment certifications and licenses are renewed and compliant with local regulations
Prepare and manage the Annual Maintenance Budget, ensuring cost-control measures align with financial forecasts
