Job Description:

Robert Half is seeking a LIHTC Occupancy Specialist and play a crucial role in supporting compliance and resident success across our client's affordable housing portfolio. This is a contract role with the potential to go permanent located in North Monmouth County, NJ.

Job Responsibility:

  • Manage applicant intake and waitlists in accordance with LIHTC and company standards
  • Assist applicants with electronic applications and eligibility documentation
  • Process move-in files, income and asset verifications, and submit files to compliance agencies
  • Prepare leases, addenda, and certifications ensuring regulatory compliance
  • Conduct annual recertifications, maintain audit-ready files, and process interim certifications
  • Track subsidy provider rent portions and communicate updates
  • Collaborate with public housing authorities, 811 programs, and compliance partners
  • Support leasing and occupancy goals, practicing exceptional customer service
  • Assist property management with transfers, accommodations, and compliance-related resident concerns
  • Partner with internal teams to advance company goals and contribute to overall property performance

Requirements:

  • Experience in property management or affordable housing compliance, preferably with LIHTC
  • Strong organizational skills and attention to detail
  • Excellent communication and customer service abilities
  • Ability to manage multiple tasks in a fast-paced environment
  • Proficiency in office software and willingness to work collaboratively across departments
