This is a permanent position located in our city centre office at 10 Sunnyside, Edinburgh, EH7 5RA. You'll enjoy a work week of Monday to Friday 9am - 5pm. The salary £23,500 - £25,500 pa.

Job Responsibility

  • Support the HMO team manager to deliver the objectives of the department
  • Drive a high level of standard when working through all HMO process. Ensure all compliance and regulations are followed in the required time
  • Ensure we deliver exceptional customer service in all aspects of the business
  • To maintain client relationships and co-ordinate/communicate key aspect of property management to the client
  • To assist with admin of the role and this will involve displaying/removing site notices, neighbourhood notices, processing Fire risk assessments received and addressing any issues with Tenants and landlords
  • To be able to raise jobs specifically for HMO properties and liaise with contractors the ensure the works are carried out in a timely manner
  • To have an understanding of the application requirements (certificate continuity etc) and process and how to submit applications across the DJ Alexander portfolio
  • To be able to learn physical standards required within HMO properties from a property manager perspective. To be able to undertake pre application inspections and report to landlord
  • To be aware of/to develop detailed awareness and understanding of HMO regulations and how they are applied to HMO property. Ensuring all compliance aspects for the HMO licence are meet
  • To be able to communicate effectively with landlords, contractors, PMs and local authorities in a positive manner. This will also cover being able to cover HMO inspections with HMO/Fire Officers and create report if required
  • To understand ASB legislation and how it can and does affect HMO Licences. This also includes being able to address these issues with tenants
  • The become an HMO specialist and confident in your knowledge. This will be important going forward when you may need to attend a sub licensing committee hearing
  • Learn how to conduct an HMO survey, draw HMO floor plans, advise LL in detail on what is required in order for a property to obtain an HMO licence depending on the circumstance whether it be a conversion, a sale, change of owner, new licence or renewal
  • Ensure the correct cover is in place to cover the HMO 24hr contact phone and address any issues that require it
  • Work collaboratively with other colleagues specifically in other departments offering support, working on joint projects and working together to achieve the business objectives

Requirements

  • Current UK driving licence holder
  • Ideally at least 1 year’s Property Management experience but not essential, it is preferable and will make the transition for the successful applicant easier with some sector knowledge
  • Excellent customer services skills
  • Strong Administration and organisational skills
  • Strong IT skills, MS Word, Excel
  • You must have the current legal right to work in the UK
