Join Our Growing Team as a Lettings Valuer/Lister. We are seeking a motivated and professional Lettings Valuer/Lister to join our dynamic team. This is an exciting opportunity for someone with in-depth property knowledge, strong communication skills, and a passion for delivering exceptional service to both landlords and tenants. In this role, you will be responsible for accurately valuing properties, listing them on the market, and helping landlords achieve the best rental returns. You will play a crucial role in growing our lettings portfolio and driving success for both our clients and the business.
Job Responsibility:
Conduct in-depth property valuations to determine accurate rental prices based on market conditions, property features, and location
Advise landlords on strategies to present their properties in the best possible light to maximize rental income
Provide landlords with detailed market insights, rental yield calculations, and up-to-date trends to help them make informed decisions
Capture high-quality photographs and write engaging, detailed property descriptions for new listings
Ensure all properties are promptly advertised on key platforms, maintaining accurate and attractive listings
Ensure compliance with all necessary legal requirements, including Energy Performance Certificates (EPCs) and safety standards
Regularly update listings to ensure they reflect the current status of properties
Build and maintain strong, professional relationships with landlords, providing advice and guidance throughout the lettings process
Understand and meet landlords' expectations to ensure satisfaction and loyalty
Proactively follow up with landlords to ensure their properties are letting as expected, offering additional services where needed
Stay updated on local property market trends, rental rates, and legislative changes to offer clients accurate and relevant advice
Generate leads through networking, and calling through a wealth of leads that we will provide. Also go out and get your own business
Actively promote the company’s services to potential landlords and property owners, establishing long-term business relationships
Negotiate rental terms with tenants to ensure both parties’ needs and expectations are met
Liaise between tenants and landlords to finalize rental agreements and resolve any issues during negotiations
Ensure all property listings, client interactions, and documents comply with current lettings regulations
Keep accurate and up-to-date records of property valuations, viewings, and client communications
Regularly audit files to ensure compliance with legal standards and industry best practices
Requirements:
Proven experience in property valuations, lettings, or a related estate agency role
Strong understanding of the local rental market, property values, and relevant legislation
Excellent communication and negotiation skills with the ability to build rapport and establish long-term client relationships
Self-motivated, results-driven, and able to work independently
High attention to detail and the ability to produce professional property listings and reports
A full uk driving license and own car is required
