Job Description:

We are looking for a customer service-oriented and detail-driven Leasing Specialist to join our team in the affordable housing sector in Greenwood, MS. As a key member of our team, the Leasing Specialist will help manage rental applications, build positive relationships with prospective and current residents, and ensure compliance with government regulations for affordable housing programs. This position requires exceptional organizational skills, knowledge of leasing processes, and the ability to work within housing affordability guidelines to support the community.

Job Responsibility:

  • Conduct community tours and explain leasing options to prospective tenants
  • Respond to inquiries regarding affordable housing programs and leasing opportunities promptly and professionally
  • Guide applicants through the leasing process, ensuring necessary documents are collected and completed accurately and on time
  • Maintain positive and proactive communication with existing tenants to address needs, concerns, or requests
  • Ensure compliance with affordable housing regulations, including income verification and proper documentation for eligibility requirements
  • Manage lease agreements and renewals, ensuring all paperwork complies with housing program policies
  • Conduct periodic audits to ensure accuracy in resident files and compliance with local housing authority guidelines
  • Work collaboratively with the property management team to ensure high occupancy rates and minimal vacancies
  • Address maintenance requests or escalate issues to the appropriate team member
  • Assist in marketing affordable housing units through online platforms, social media, and community outreach programs
  • Track and report on leasing activity, occupancy rates, and turnover
  • Maintain accurate records of all leasing transactions and tenant files
  • Participate in training sessions to stay updated on compliance regulations and affordable housing policies.

Requirements:

  • Proven experience in administrative or leasing roles, particularly in affordable housing
  • Proficiency in Microsoft Office applications, including Word, Excel, PowerPoint, and Outlook
  • Strong organizational and multitasking skills to handle a variety of responsibilities
  • Excellent communication skills, both written and verbal, for effective correspondence
  • Ability to manage time effectively and meet deadlines in a fast-paced environment
  • Exceptional customer service skills with a client-focused approach.
