As a Lead Operating Engineer at JLL, you will act as a working supervisor by providing guidance and training during the night shift while maintaining, monitoring, and performing preventive maintenance and continuous operation of all building systems. This comprehensive engineering leadership role combines technical expertise with supervisory responsibilities during critical overnight operations.
Job Responsibility:
Act as a working supervisor by providing guidance and training during the night shift while maintaining, monitoring, and performing preventive maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, primary switch gear), and hot water systems
Monitor operation, adjust, and maintain refrigeration, chilled water, reverse osmosis system, air compressor systems, and air conditioning equipment along with ventilating and hot water heaters, pumps, valves, piping and filters
Record readings and make adjustments to ensure proper operation of equipment while reporting problems and malfunctions found, demonstrating ability to analyze various systems operations, determine causes of problems and take corrective action as required to schedule maintenance
Comply with departmental policy for safe storage, usage, and disposal of hazardous materials while maintaining clean and safe workplace
Oversee contractor activities within buildings, and keeping records of building rounds, readings, and engineering logs
Ensure understanding and compliance with emergency escalation procedures and Critical Facility Work processes
Inform contractors about building's critical functions and work requirements including incident contact response procedures
Ensure strict adherence to Critical Awareness Process, Technical Bulletins, established engineering guidelines, processes, and procedures
Requirements:
High School diploma or GED equivalent or technical training/degree with 5-10 years experience in facilities operations, maintenance, and engineering required
Universal CFC (EPA608) license required
01, 07, or 06A Electrical license preferred
Performance goals to achieve 100% uptime and customer service level agreement (SLA) compliance with engineering support capabilities
Technical knowledge and understanding of critical environments including R&D Facilities, production sites, HVAC, uninterruptable power supplies, and computer room air conditioning
Implementation and coordination of Preventative Maintenance Program as directed by Engineering Manager with proficiency in MS Office and email
Ability to think strategically and articulate effective vision for best in class performance of critical facilities with advanced analytical skills
Working knowledge and application of Computerized Maintenance and Management Systems (CMMS), Building Automation Systems (BAS), and Building Control Systems
Understanding of work management processes, programs, and requirements with ability to follow Key Performance Indicator (KPI) metrics
Must be able to provide proof of US Citizenship
Candidates must be authorized to work in the United States without sponsorship
Nice to have:
Operating Engineer (BOC) or other applicable licenses is a plus
Leadership experience providing engineering support for development of complex utility/electrical/mechanical switching scripts and procedures including MOPs, EOPs, SOPs
Knowledge of Change Management processes with understanding of critical awareness processes and technical bulletins
Experience reviewing engineering design and providing operational support in highly complex environments with energy management knowledge
Background in R&D facilities and production sites with understanding of specialized environmental control systems
Experience with regulatory inspections, Environmental audits, and OSHA inspections in critical facility environments
Knowledge of sustainability programs, processes, procedures, and metrics with understanding of hazardous materials management
Understanding of contractor oversight and coordination in critical infrastructure environments with local travel capability
Night shift leadership experience ensuring personnel, vendors, and contractors understand critical awareness processes, programs, and protocols
