We are looking for an enthusiastic Land Development Administrator to join our team. The Land Development Estimator is responsible for primarily office-based tasks supporting residential real estate development including, but not limited to, design & permit coordination, estimating, bid coordination, vendor relations & contract management, and project budget oversite, while providing technical support to field-based Community Builders and vendors.

Job Responsibility

  • Coordinate engineers, architects and other consultants in creation of design documents including civil plans, amenity plans, landscape & irrigation plans
  • Expedites approvals and permit issuance for those plans by controlling municipalities and agencies
  • Develop and maintain project schedules
  • Collaborate with Community Builder(s)
  • Assists with proforma creation
  • Creates and maintains project budgets
  • Manages quarterly cost-to-complete updates
  • Initiates private utility design for new power, gas, communications and site lighting
  • Mitigates design conflicts
  • Facilitates timely creation/execution of utility and development agreements and related municipal and private easements
  • Coordinates surveyors creation of plats
  • Facilitate plat related bonds, fee payments and recordings
  • Maintain surety tracking, obtain estimates, process requests and obtain necessary approvals
  • Maintain detailed permit files and track reporting/renewal requirements for each project
  • Coordinate with lot purchasers field representatives
  • Supports Community Builder in lot specific inspections, resolves deficiencies
  • Supports Community Builder in maintaining detailed lot inspection records
  • Collaborates with HOA management company and Community builder concerning community appearance, upkeep, and association matters stemming from Operations

Requirements

  • High school diploma
  • Dirty boots experience in commercial construction, site development or related field
  • Adept at collaborating with others to find solutions by asking questions and researching options in ambiguity
  • Excellent communication, interpersonal, and organizational skills
  • Strong relationship building skills
  • Proficiency in MS Excel and Project

Nice to have

  • Prior experience in contract administration
  • Familiarity with title work, easements and land records
  • Prior experience reading civil and architectural plans
  • Degree in Civil Engineering and experience navigating municipal approval challenges
