The Investment Associate will work within the LDA’s investment function, whose responsibilities include the development and implementation of the agency’s delivery and funding strategies for the direct delivery projects. The core of the role is to critically consider residential development opportunities and to coordinate and provide clear, consistent investment commentary to support decision making regarding opportunities under consideration. They will play a key role in the financial assessment and evaluation of project delivery strategies at various lifecycle stages and will be responsible for the preparation and submission of internal recommendations to the appropriate delegated authority. The role requires a strong understanding of the residential investment / development sector, strong numeracy and MS Excel abilities along with the ability to prepare clear and accurate papers to facilitate decision making and support recommendations.
Job Responsibility:
Assessing residential development opportunities from a viability perspective and presenting scenarios to colleagues
Coordinating the collation and verification of relevant data inputs to facilitate investment analysis including market backdrop, rental values, asset values and build costs
Demonstrate a clear understanding and critically consider the key viability drivers in a residential development including costs, values and demographics
Comfortable discussing build cost inputs and understanding the influencing factors
Running financial models and prepare investment analysis / commentary to facilitate discussion with colleagues
Preparing investment commentary for inclusion in committee papers for the appropriate internal delegated authority
Maintain a projects database that reflects key decisions / milestones including exit options
Form close relationship with internal development management, asset management, planning and design teams to ensure best outcomes for scheme viability and deliverability
Support colleagues across internal functions (ie Property & Strategic Planning) in assessing viability and assisting in early stage optioneering
Other ad hoc duties as may be required to support the LDA in advancing projects and initiatives
Requirements:
4+ years relevant real estate experience (investment, development or valuation), corporate finance or similar
Relevant Third Level or professional qualification (or working towards) – SCSI / accountant / CFA qualified are highly desirable
Advanced excel and financial modelling skills
Understanding of the State’s social and affordable housing initiatives including STAR, Croi Conaithe
Ability to prepare accurate and concise investment reports to support recommendations to IC / Board
Demonstrable ability to connect with people regarding investment and commercial considerations
Motivated with experience of working to tight deadlines
Nice to have:
Experience within the real estate investment / development industry would be a distinct advantage
Strong MS Excel and modelling skills
Accurate and detail oriented with ability to provide quality output whilst meeting timetables
Ability to manage a diverse workload and comfortable in a changing and expanding team
Ability to prioritise tasks in hand

Ability to provide clear support to management in evaluating opportunities
