International Real Estate Controller Analyst

• Establish and participate in the month-end close process for Real Estate Services (RES) managed segment for International (Global excluding NAM) geography
• Participate in Balance Sheet and Income Statement analysis for International RES segment
• Assume Account Ownership as part of the eRecon balance sheet reconciliation process for International RES specific accounts (such as Security Deposit, Accounts Receivable, Accounts Payable, Accruals, Prepaids, etc.)
• Participate in the balance sheet reconciliation process to identify and resolve breaks covering International RES segment
• Understand and advise on real estate related accounting – covering rent smoothing, restoration obligation, sub-lease loss reserve, security deposit, tenant improvement allowance, real estate taxes, etc.
• Act as a back-up for Lease Accounting Reviewer – reviewing and approving accounting schedules under US GAAP and IFRS
• Review and advise on Initiative Expenditure Proposal (IEP) specific to International RES segment
• Support various regional and in-country stakeholders (RES, Controllers, FpnA, Balance Sheet Substantiation) on inquiries
• Foster a robust Risk and Control culture – by understanding Citi’s approach to managing risk, as described in our Enterprise Risk Management Framework

• Advanced knowledge of MS Excel and other Office products
• Fluent English language knowledge
• In-depth understanding of Accounting and Finance principles within own area and basic knowledge of other areas to resolve issues that have impact beyond own area
• Knowledge of real estate industry and related accounting
• 3-5 years of similar professional experience, preferably within a cross-cultural team environment in a Controllership organization
• Excellent analytical skills with attention to detail

• Ability to organize and prioritize tasks
• University or College degree in Finance / Accounting
• Highly motivated with problem solving abilities
