As an HVAC Technician, you'll be responsible for maintaining critical building systems and ensuring optimal facility operations. You'll monitor and maintain complex mechanical, electrical, and HVAC systems including refrigeration equipment, centrifugal chillers, cooling towers, VAV systems, boilers, and emergency backup systems. This Local 68 Operating Engineers position requires analyzing system performance, troubleshooting issues, and implementing corrective actions to ensure continuous building operations. You'll work collaboratively with a team of 6 craftspeople while supervising contractors and third-party maintenance providers.
Job Responsibility:
Monitor building management systems (BAS) and respond immediately to all alarms, taking corrective action or initiating follow-up procedures
Accept and log all complaint, status, and follow-up calls in the CMMS database, checking for new trouble calls hourly
Perform preventive maintenance on base building and critical system equipment, including assembling tools, minimizing disruption, and completing detailed work order documentation
Install and repair plumbing, piping, electrical controls, pumps, motors, air compressors, and heat exchangers
Conduct routine facility repairs including sheetrock patching, caulking, painting, lock repair, and piping maintenance
Analyze system data and develop recommendations for maintenance improvements, upgrades, and replacements
Maintain refrigerant compliance with EPA and NJ requirements, including accurate usage and inventory records
Interact with building occupants and coordinate with third-party contractors
Serve as "on call" craftsperson for emergency situations
Ensure JLL OCP audit compliance and maintain clean, safe workspace
Requirements:
High school diploma or state equivalent
Minimum 4 years experience working with mechanical systems
Two years of related trade schooling or equivalent experience
Universal certification (Refrigeration) required
Proficiency in reading electrical, control, and refrigeration schematics
Knowledge of OSHA standards and local codes
Experience operating Building Automation Systems (Siemens) and CMMS
Computer proficiency including Microsoft Office and Outlook
Physical ability to operate hand tools, work on ladders, lift heavy loads, and work in confined spaces
Availability for 24-hour on-call duties and ability to work in all weather conditions
Nice to have:
Boiler License (Black Seal)
Knowledge and experience with desiccant dehumidifiers
Knowledge and experience with ultrasonic humidifiers
Strong interpersonal and communication skills (oral and written)
