This position is responsible for providing an intermediate level of expertise in responding to work orders, troubleshooting, and providing preventive maintenance on the facility HVAC and mechanical equipment in an industrial, large commercial, or logistics distribution environment including clean rooms. Job Responsibility
Providing a level of expertise in performing preventive, predictive and corrective maintenance to a wide variety of industrial or commercial facility HVAC equipment
Ensure optimal and continuous operation of mechanical systems by performing routine inspections and maintenance, monitoring metering equipment and adjusting levels as necessary
Identifying and correcting any safety-related issues and performing independent equipment evaluations to identify potential equipment failures
Operating, maintaining, diagnosing, troubleshooting, and repairing ventilation equipment, pumps, fans, chillers, rooftop AHU’s, split systems, compressors, refrigeration, and other mechanical equipment as needed
Utilizing the building automation system to track building conditions and the operation of facilities equipment
Provide a level of expertise in the efficient operation of all HVAC systems
Recharging refrigerant levels, checking for leaks, and ensuring the refrigerant cycle is functioning correctly in air conditioning, and refrigeration systems
Utilizing strong mechanical and electrical skills to complete assignments
Performing preventive and predictive maintenance on HVAC control and operating systems as scheduled from a Computerized Maintenance Management System (CMMS)
Responding and providing service and feedback to the customer on all work orders while assuring compliance to codes, regulations, and industry standards
Performing the functions of the position including following proper safety guidelines such as job hazard analysis, lockout/tagout, and wearing PPE as required
Operating various measuring, diagnostic, and testing instruments to help provide energy efficiency solutions
Complying with Good Laboratory Practices (GLP)
Maintaining a strict schedule in order to be successful in the assignment
Performing other duties as assigned by Management or Lead

Requirements
High school diploma or demonstrated equivalent
Three years of experience as an HVAC/R maintenance technician in industrial and/or commercial environments or demonstrated equivalent combination of education and experience
EPA Universal Refrigeration License OR ODP Card (Canada’s version of an EPA card)
HVAC System Mechanic 313A license
Minimum Gas Tech G2 certified
Ability to work in an aerial lift or scissor lift at heights up to 30 feet or higher
Excellent verbal and written communications
Excellent interpersonal skills
Ability to pass a medical evaluation for respirator use and be able to successfully complete a fit test for several types of respirators
Ability to obtain a security access badge at our client’s location
Ability to read and understand information contained in a variety of documents or displayed on a computer screen
Demonstrated fluency in computer use including the full Microsoft product line
Ability to obtain an appropriate driver's license issued by the State Department of Motor Vehicles, as requested

Technical degree preferred
EPA Universal Refrigeration License or ability to obtain
Experience working in a GMP or similar regulated environment such as hospitals, biomedical or pharmaceutical campuses
Ability to read and understand repair manuals, specifications, drawings, and schematic diagrams
Experience working with heavy industrial or manufacturing plant steam systems, centrifugal chillers, air handling units, turbines, boilers, cooling towers, air compressors, air dryers, heat exchangers, exhaust systems, pneumatic controls, and building automation control systems
Experience performing vibration data collection and analysis and/or using ultrasound testing equipment for predictive maintenance and condition monitoring
Experience using a CMMS
Maximo experience is a plus
Experience interpreting a variety of instructions furnished in written, oral, diagram, or schedule form
