Under general supervision, performs skilled mechanical maintenance duties in the inspection, repair, installation and alteration of District heating, boilers, ventilation, air conditioning and refrigeration (HVACR) systems and related equipment and facilities. Understands how equipment operates and operational control systems and strategies for troubleshooting issues. Completes preventive maintenance and routine servicing of equipment.
Job Responsibility:
Conducts regular preventive maintenance inspections of refrigeration units, isolated heating and ventilating units, including boilers, gas and electrically operated air conditioning equipment and evaporative coolers and makes necessary adjustments or repairs
Conducts preventative maintenance, inspects, troubleshoots, repairs, modifies and installs systems and equipment including but not limited to refrigeration and air conditioning compressors, receivers, condensers, chillers, water cooling towers, forced air converter units, pumps, automatic and hand valves, expansion valves and capillary tubes
Conducts preventative maintenance, inspects, troubleshoots, repairs, modifies and installs systems and equipment including but not limited to boilers, condensate traps, heat exchangers, condensate return systems, pressure reducing valves and pressure relief valves
Conducts preventative maintenance, inspects, troubleshoots, repairs, modifies and installs air handling systems and equipment including but not limited to controls, thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, belts, high limit controls, pressure controls, safety valves and automatic gas valves
Performs electrical maintenance work up to 600 volts in the repair, installation and alteration of HVACR equipment, components, timers, motors and wiring systems as needed
Tests and examines HVAC system boiler operations, observes meter and pressure gauges and performs boiler water quality test and treatment
Lubricates heating, ventilation, refrigeration and air-conditioning motors, pumps, fans and other equipment
May assist contractors in calibration of fume hoods and equipment in laboratory
Meets schedules and timelines
Maintains detailed records and completes routine administration associated with maintenance projects
Assists in the generation of reports as necessary
Assists Building Maintenance Persons (BMPs) with performing a variety of semi-skilled and skilled tasks in District buildings and grounds, as assigned
Requirements:
High school diploma, GED or state recognized equivalent
Five (5) years of experience performing skilled work in the installation, troubleshooting and maintenance of industrial equipment in the operation and maintenance of HVACR systems with related training
Valid driver’s license with a driving record in accordance with the District’s acceptable guidelines
EPA Section 608, universal certification for refrigerants is required within 90 days of appointment
Knowledge of the standard practices of the HVACR trade, theory of HVACR systems, the materials, methods and tools used in the operation and repair of HVACR systems, applicable building codes, ordinances and regulations of State and local authorities pertaining to HVACR
Ability to calibrate systems, perform preventive maintenance and routine servicing of equipment, diagnose defects and install, repair and maintain heating, ventilating, refrigeration and air-conditioning units and to operate specialized machinery, equipment and tools utilized in the repair, installation and maintenance of heating, ventilation, air conditioning and refrigeration systems
Considerable knowledge of the occupational hazards and proper safety precautions
Ability to communicate, understand and follow verbal, written and diagrammatic instructions, work cooperatively with others
Knowledge in the operation of HVACR equipment
Ability to use equipment and tools of the trade
Ability to fill-in for vacant shifts, emergency or unusual situations
Physical ability to perform tasks such as standing, walking, sitting, climbing, balancing, stooping, kneeling, crouching, crawling, reaching handling, fingering, feeling, talking and hearing
Ability to lift up to 50 lbs. on an occasional basis
Ability to spend time at elevated locations while accessing roofs from stairwells, fixed and portable ladders wearing required personal protective equipment
Nice to have:
Continued education in fields related to the job (electrical, pneumatic systems, hydronic systems, heating, ventilation, air conditioning and refrigeration)
Experience in Building Automation Systems (BAS)
Ohio Low, High Pressure Boiler Operation or Stationary Engineer license
