Our client is a high growth, private equity backed, multi site healthcare and aesthetics platform with a rapidly expanding national footprint and active acquisition strategy. The organization is building a disciplined, data driven real estate and development engine to support new unit growth, renovations, and acquisition integrations as it scales toward 100 plus locations. We are seeking a Head of Real Estate and Construction to design, build, and institutionalize the company’s real estate and development platform. This leader will operate as both strategist and hands on operator, owning market selection, lease negotiation, construction oversight, and capital planning. The role requires someone equally comfortable presenting site strategy to the Board and walking job sites to ensure projects are delivered on time and on budget. The ideal candidate brings deep multi unit development experience, strong financial acumen, and a track record of building repeatable systems in high growth environments.

Job Responsibility

  • Data Driven Real Estate Strategy and Market Selection
  • Develop and execute a 3 to 5 year real estate strategy aligned to aggressive expansion goals
  • Personally lead site sourcing and evaluation in partnership with brokers
  • Leverage predictive analytics platforms such as Buxton, Placer.ai, CoStar, and ESRI to inform trade area analysis and reduce risk
  • Build scorecard based market prioritization frameworks incorporating customer density, demographic fit, co tenancy synergy, traffic patterns, and competitive mapping
  • Translate data into financially disciplined site recommendations for executive leadership and the Board
  • Lease Negotiation and Deal Execution
  • Lead LOIs and lease negotiations directly
  • Secure favorable economic terms including TI allowances, abatements, assignment rights, and use protections
  • Personally manage complex landlord negotiations
  • Create standardized lease review and approval workflows
  • Construction and Development Oversight
  • Oversee all new builds, remodels, and integration projects
  • Step into escalations when timelines or budgets are at risk
  • Tighten cost controls and reduce variance

Requirements

  • 10 plus years of multi unit real estate and development leadership experience
  • Experience scaling high growth retail, healthcare, beauty, fitness, or specialty brands
  • Demonstrated hands on lease negotiation experience
  • Experience leveraging predictive analytics platforms for market selection
  • Strong financial modeling capability
  • Comfortable building systems from scratch in entrepreneurial environments
