The Hard Services Lead is responsible for managing all technical building systems and mechanical infrastructure while supervising the mobile technician to ensure optimal facility performance. This role combines hands-on technical expertise with team leadership to maintain HVAC, electrical, plumbing, and other critical building systems in compliance with Malaysian regulations and industry standards.
Job Responsibility:
Lead comprehensive management of all hard services including HVAC systems, electrical infrastructure, plumbing systems, fire safety equipment, and building automation systems
Develop preventive maintenance schedules and coordinate planned maintenance activities to minimize system downtime and extend equipment lifecycle
Oversee system troubleshooting, emergency repairs, and major equipment replacements while ensuring compliance with manufacturer specifications and warranty requirements
Supervise and mentor the mobile technician, providing technical guidance, skills development, and performance coaching
Assign daily work orders, prioritize maintenance tasks, and ensure proper execution of technical procedures
Conduct regular performance reviews and coordinate training programs to enhance technical capabilities
Foster a safety-first culture and ensure adherence to proper maintenance procedures and documentation standards
Monitor building management systems (BMS) and coordinate with building automation platforms to optimize energy efficiency and system performance
Respond promptly to system alarms, equipment failures, and emergency maintenance requests
Maintain accurate records of system performance metrics, energy consumption data, and maintenance activities for management reporting and regulatory compliance
Manage relationships with specialized contractors including HVAC technicians, electrical contractors, plumbing specialists, and equipment service providers
Coordinate major maintenance projects and ensure contractor work meets quality standards and safety requirements
Obtain quotations for specialized services and equipment purchases while ensuring cost-effective procurement decisions
Ensure all hard services operations comply with Malaysian building codes, Occupational Safety and Health Act (OSHA) requirements, and local municipal regulations
Coordinate regulatory inspections for electrical systems, fire safety equipment, and building compliance requirements
Maintain comprehensive safety protocols for maintenance activities and ensure proper use of personal protective equipment by all team members
Serve as primary technical responder for building emergencies including power outages, HVAC failures, water leaks, and fire system malfunctions
Coordinate with emergency services and building management during critical incidents
Maintain backup systems including generators, emergency lighting, and fire pump operations to ensure business continuity during system failures
Support budget planning for hard services operations including maintenance contracts, equipment replacement schedules, and energy management initiatives
Track maintenance expenses against approved budgets and identify cost optimization opportunities
Prepare regular reports on system performance, maintenance costs, and equipment replacement recommendations for management review
Maintain comprehensive maintenance records, system documentation, and equipment warranties in organized filing systems
Prepare daily work reports, monthly performance summaries, and annual equipment condition assessments
Coordinate with Assistant Facilities Manager on capital expenditure planning and long-term system replacement strategies
Requirements:
Certificate or Diploma in Mechanical Engineering, Electrical Engineering, Building Services, or related technical field
Minimum five to seven years of experience in building maintenance, facilities management, or technical services with at least two years in supervisory roles
Strong knowledge of Malaysian building systems standards, electrical codes, and mechanical system regulations
Comprehensive understanding of HVAC systems, electrical distribution, plumbing infrastructure, and building automation systems commonly used in Malaysian commercial office buildings
Professional certifications in HVAC, electrical systems, or building services preferred
Valid electrical or mechanical trade licenses as required by Malaysian authorities highly advantageous
Proven leadership capabilities with experience supervising technical personnel and coordinating maintenance teams
Strong coaching and development skills with ability to transfer technical knowledge effectively
Excellent problem-solving abilities with capacity to diagnose complex system issues and implement effective solutions quickly
Fluency in English and Bahasa Malaysia essential for technical documentation and stakeholder communication
Ability to communicate technical concepts clearly to both technical and non-technical personnel
Strong written skills for preparing maintenance reports and coordinating with contractors and suppliers
Deep understanding of Malaysian workplace safety regulations, building codes, and technical standards for commercial facilities
Experience with risk assessment procedures and safety protocol implementation
Knowledge of environmental regulations affecting building operations and energy management requirements
Proficiency in building management systems (BMS), computerized maintenance management systems (CMMS), and Microsoft Office Suite
Experience with technical drawings, system schematics, and equipment manuals
Ability to use diagnostic equipment and testing instruments for system troubleshooting and performance verification
Valid Malaysian identification with ability to work flexible hours including on-call availability for emergency response situations
Physical capability to perform technical inspections, system diagnostics, and maintenance oversight activities
Professional appearance appropriate for interaction with building management, contractors, and senior office personnel
