Job Description

We are looking for an experienced Funding Manager to support mortgage and real estate closings in Toledo, Ohio. This contract opportunity is ideal for someone with strong attention to detail who can oversee funding activity, protect escrowed assets, and maintain accuracy throughout the disbursement process. The role requires strong coordination across lenders, closing teams, and banking partners to keep transactions moving efficiently while meeting compliance standards.

Job Responsibility

  • Direct the release of funds for residential and real estate transactions, including purchases, refinances, foreclosure-related matters, and other closing types after all approval conditions have been satisfied
  • Oversee outgoing disbursements by managing wire activity, check preparation, and final settlement balancing to ensure each file is completed accurately
  • Review settlement statements before closing to confirm that taxes, fees, commissions, and lender documentation match instructions and applicable state requirements
  • Verify recording charges and closing costs against county schedules and internal guidelines to reduce the risk of shortages, overages, or posting errors
  • Reconcile file-level ledgers and confirm lender wire figures with exact precision prior to releasing funds
  • Track incoming payments, including wires and checks, and apply funds to the appropriate closing files without delay
  • Lead escrow and trust accounting activities by reconciling escrow, trust, and operating accounts and resolving exceptions promptly
  • Investigate discrepancies such as stale items, ledger variances, and balancing issues, then implement corrective action to maintain accurate records
  • Partner with closers, lenders, warehouse banks, and related teams to address funding issues, meet banking cutoffs, and support smooth closings while maintaining compliant fund-handling controls

Requirements

  • Experience managing mortgage funding, loan disbursement, or title and escrow operations in a real estate closing environment
  • Working knowledge of mortgage closing practices, settlement documentation, and loan administration processes
  • Strong background in wire transfers, wire requests, and the accurate handling of incoming and outgoing closing funds
  • Ability to reconcile ledgers, escrow accounts, and trust balances with a high degree of accuracy
  • Familiarity with regulatory and industry standards related to escrow management, fee disclosure, and client fund protection
  • Proficiency in reviewing closing figures, identifying discrepancies, and resolving financial variances quickly
  • Effective communication skills with the ability to coordinate with lenders, title professionals, banking partners, and internal stakeholders
  • Experience in mortgage processing, mortgage lending, loan origination support, or related consumer lending operations is preferred
