The Facilities Operations Manager oversees the 2nd & 3rd shift operations, maintenance, and management of airport facilities infrastructure. This role leads a team of maintenance technicians, and support personnel to ensure safe, efficient, and compliant facility operations that support airport functionality. The position requires coordination with multiple stakeholders including airlines, concessionaires, government agencies, and contractors.
Job Responsibility:
Supervise and manage a team of 7-10 direct reports including maintenance technicians, custodial team members
Conduct performance evaluations, provide coaching and development opportunities, and manage disciplinary actions
Develop work schedules, assign tasks, and ensure appropriate staffing levels across all shifts
Lead safety meetings and ensure team compliance with airport safety protocols and OSHA requirements
Oversee maintenance and operation of HVAC, electrical, plumbing, and mechanical systems throughout terminal and airside facilities
Manage preventive maintenance programs for all building systems and equipment
Coordinate emergency response procedures and after-hours facilities issues
Monitor building automation systems and energy management programs
Ensure compliance with FAA regulations, TSA security requirements, and local building codes
Develop and manage annual facilities operations budget of $3-5 million
Review and approve work orders, purchase requisitions, and contractor invoices
Negotiate and oversee service contracts with external vendors and contractors
Track and report on key performance indicators including response times, work order completion rates, and budget variance
Interface with airline representatives, concessionaires, and airport authority personnel on facilities matters
Coordinate with airport operations center on facilities-related operational impacts
Work with security teams to ensure maintenance activities comply with airport security protocols
Participate in airport emergency response exercises and actual emergency situations
Maintain accurate records of maintenance activities, inspections, and compliance certifications
Ensure facilities meet ADA accessibility requirements and fire safety codes
Coordinate regulatory inspections and address any compliance deficiencies
Develop and update standard operating procedures for facilities operations
Requirements:
Bachelor's degree in Engineering, Facilities Management, or related field, or equivalent combination of education and experience
Minimum 5 years of facilities management experience, preferably in aviation, healthcare, or other critical infrastructure environment
3+ years of supervisory experience managing technical teams
Strong knowledge of building systems including HVAC, electrical, plumbing, and fire safety systems
Familiarity with computerized maintenance management systems (CMMS)
Understanding of building automation systems and energy management
Knowledge of relevant codes and regulations (OSHA, building codes, FAA requirements)
Proven ability to lead and develop diverse teams in a 24/7 operational environment
Strong problem-solving and decision-making skills under pressure
Excellent verbal and written communication skills
Ability to work effectively with multiple stakeholders and manage competing priorities
Ability to walk extensive distances throughout airport facilities
Occasional lifting up to 50 pounds
Ability to work in various environmental conditions including mechanical rooms and outdoor areas
Availability for emergency response outside regular business hours
Security clearance requirements including background check and SIDA badge eligibility
