The Facilities Management Regional Manager provides full leadership and supervisory responsibility. Provides operational/service leadership and direction to team(s). Applies in-depth disciplinary knowledge through provision of value-added perspectives or advisory services. May contribute to the development of new techniques, models and plans within area of expertise. Excellent communication and diplomacy skills are required. Generally has responsibility for volume, quality, timeliness of end results and shared responsibility for planning and budgets. Work affects an entire area, which eventually affects the overall performance and effectiveness of the sub-function/job family. Full supervisory responsibility, ensuring motivation and development of team through professional leadership to include duties such as performance evaluation, compensation, hiring, disciplinary and terminations as well as direction of daily tasks and responsibilities.
Job Responsibility:
Ownership and Value Add: Portfolio Management (40%)
Partner with outsourced facilities personnel to ensure retail facilities are Safe, Productive, Appealing, and Cost-Effective (‘SPACE’). Perform quarterly audit inspections (field + desktop) and monitor KPIs
Perform site reviews with outsourced facilities project management facilities managers to ensure infrastructure project scopes are identified appropriately. Monitor and follow up with outsourced facilities project management to ensure infrastructure projects are thoughtfully delivered in a timely and cost-effective manner
Serve as main-point-of-contact to landlords and property managers as it relates to all escalations and leasehold obligations
Support monthly financial review of recurring maintenance & repair charges, lease obligation and non-recurring leasehold charges such as CAM reconciliations, property taxes, sundry charges, etc
Point person to support NAM Retail sustainability initiatives, perform carbon emissions calculations for portfolio, impact of prospective strategic sites and application to net zero goals
Support asset manager complete annual, regional and global reporting deliverables for the East portfolio including, FIN47 restoration estimate, lease impairment, legal vehicle and Archibus space planning reviews
Reporting and Financial Analyses (50%)
Create ad-hoc portfolio presentations, financial document preparation, IEP program support, program reporting and analyses to support East portfolio deliverables, requires partnership with other RES teams
Support strategic planning of programs and tracking of projects, provide analyses to develop operating and capital budgets for East portfolio
Conduct regular reviews of budgeted and actual expenses, collaborate with Asset Managers and BFA to identify Risks and Opportunities
Develop a thorough understanding of various cost pools and categorize expenses accordingly
Risk Management (10%)
Ensure compliance with Citigroup’s RES (Real Estate Services) Operating policies and procedures, Health, and Environmental standards (e.g. Asbestos Notifications), and with all related local regulations
Actively manage and mitigate operational, financial, and reputation risk to Citi
Client-Obsession
Serve as business liaison for real estate activities within the assigned regions. This involves frequent interaction with non-RES stakeholders: retail branch leadership, distribution strategies, internal security, legal, technology, etc
Perform regular site visits to ensure facilities are being properly maintained and client needs are being met. Some travel will be required

Requirements:
2-6 years relevant experience
Broad knowledge and understanding of real estate disciplines (architecture, construction, space planning, and engineering, etc.)
Comprehensive knowledge of and understanding of Finance principles in order to manage the P&L of the assets
Knowledgeable of real estate law and related documents (leases, contracts, deeds) coupled with the ability to apply them to complex business situations
Assessment, planning and work organization skills
Bachelors/University degree or equivalent experience
