Job Responsibility
Identify growth opportunities, driving site acquisitions, building strategic alliances, and delivering revenue targets in line with the company’s regional expansion strategy
Perform market and competitor analysis
Negotiate leasing-related matters
Scout for feasible locations for new store development and business expansion
Present the brand's retail concept to prospective landlords, developers, brokers, and mall management
Evaluate the existing store portfolio to manage rent reduction, lease renewals, and terminations
Perform feasibility studies and coordinate with all internal stakeholders (e.g., Operations, Legal, Finance, etc.)
Ensure seamless transition from site acquisition to store launch
Make profitable Gross Operating Income (GOI) at the city level through renegotiations, relocations, and store closures and openings
Requirements
Diploma or Degree in Business, Real Estate, Marketing, or a related field
5-10 years of experience in Business Development, Real Estate Expansion, Retail Leasing, or F&B Expansion
Extensive network with landlords, mall management, and property owners
Strong commercial acumen, negotiation skills, and on-ground market intelligence
Proven experience negotiating leases and commercial agreements
Excellent communication and stakeholder management skills
Ability to operate independently in a fast-paced environment
