Job Description:

As a Estates Manager at FCC Environment, you will be responsible for managing the UK property portfolio, coordinating all aspects of Landlord & Tenant matters with legal support, and providing line management for the Land & Property Apprentice. You’ll support development and bid teams, contribute to operational and project budgets, ensure compliance with health, safety, and environmental standards, and build strong working relationships with colleagues, external partners, and stakeholders across the business, with national travel and occasional overnight stays required.

Job Responsibility:

  • Managing the UK property portfolio
  • Coordinating all aspects of Landlord & Tenant matters with legal support
  • Providing line management for the Land & Property Apprentice
  • Supporting development and bid teams
  • Contributing to operational and project budgets
  • Ensuring compliance with health, safety, and environmental standards
  • Building strong working relationships with colleagues, external partners, and stakeholders across the business

Requirements:

  • Degree educated with at least 5 years’ experience in mineral and/or waste property management
  • MRICS (Member of the Royal Institution of Chartered Surveyors)
  • Proven delivery of projects on time and to budget in a commercial environment
  • Strong grounding in property and/or Landlord & Tenant legislation
  • High-level knowledge of planning and environmental permitting
  • Collaborative across teams
  • equally comfortable working independently and managing own workload
  • Excellent interpersonal skills to build long-term relationships with colleagues, service providers, authorities, and community groups
  • Willingness to travel nationally (occasional overnight stays)
  • Full, valid driving licence

  • Review and negotiate contracts for acquisition (in conjunction with in-house legal team)
  • Help identify possible roadblocks to closing in specific locations (city, county, state jurisdictions)
  • Asset Management: Work with on-site property mangers in locations with larger assets to maintain the building standards and keep building
  • Assess and make recommendations on the asset's rent rolls, CAMs, expenses, vendor agreements, leases
  • Develop an annual capital improvement budget for each asset
  • Asset Management: Work with in-house finance team to develop an annual business plan for each asset
  • Identify, obtain bids and recommend contractors to handle maintenance and capital improvements
