The Environmental and Engineering Risk Manager will be responsible for overseeing the identification, assessment, and management of environmental (e.g., contamination, regulatory compliance) and engineering (e.g., structural integrity, property condition) risks related to commercial real estate transactions and existing portfolio assets.
Job Responsibility:
Perform comprehensive environmental and engineering risk assessments for new commercial real estate loans, acquisitions, and portfolio assets
Review and analyze Phase I and Phase II Environmental Site Assessments (ESAs), Property Condition Assessments (PCAs), seismic reports, geotechnical reports, and other relevant third-party technical reports
Identify potential environmental liabilities and physical property risks
Prepare detailed reports summarizing findings, recommending risk mitigation strategies, and providing clear, concise actionable advice to credit officers, portfolio managers, and legal teams
Evaluate the financial impact of identified risks and propose appropriate reserves or covenants
Ensure all environmental and engineering risk management activities comply with internal Citi policies, industry standards, and relevant federal, state, and local environmental regulations
Stay abreast of changes in environmental laws, regulations, and industry best practices
Collaborate closely with internal credit, legal, workout, and asset management teams to integrate environmental and engineering risk considerations into decision-making processes
Manage relationships with external environmental consultants and engineering firms, overseeing their scope of work and reviewing deliverables
Assist in ongoing monitoring of portfolio assets for emerging environmental or physical risks
Provide support for troubled assets, including environmental remediation oversight or property repair strategies
Requirements:
Bachelor's degree in Environmental Science, Environmental Engineering, Civil Engineering, Geology, or a related field
7+ years of experience in environmental and/or engineering risk management within the commercial real estate or financial services industry
Demonstrated experience conducting and reviewing environmental site assessments (Phase I & II ESAs) and property condition assessments (PCAs)
Strong understanding of federal, state, and local environmental regulations and their application to commercial real estate
Excellent analytical and problem-solving skills with the ability to interpret complex technical reports
Strong written and verbal communication skills, capable of explaining technical concepts to non-technical audiences
Ability to manage multiple projects simultaneously and work effectively under pressure
Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint)
Nice to have:
Master's degree
Experience with portfolios, seismic risk assessment, structural assessment, or remedial /Phase II activities
Knowledge of green building standards and sustainable development practices
Prior experience in a large financial institution or national due diligence consulting firm
