Job Description

Meta designs, builds, leases and operates the most innovative and efficient data centers in the world. Developing, operating and managing the data center infrastructure and facilities the "right" way is synonymous with ensuring high uptime, capacity availability, flexibility and capital and operational cost efficiency in a safe, healthy working environment. Meta is seeking an experienced and outgoing individual to join our Data Center Economic Development Team. This position will play a key role in Meta's data center site selection activities by completing tax and economic incentive diligence and negotiating economic development agreements for new and expanding regions. Domestic and international travel will be required (up to 25%).

Job Responsibility

  • Gather and analyze investment and employment related data to drive decisions for future site selection efforts, supporting the development of impactful deal structures and compliance obligations
  • Maintain and optimize data center incentive compliance program for global portfolio of data center assets
  • Complete diligence relating to economic development programs as well as state and local tax laws for new and existing data center regions
  • Build and maintain cost models that compare taxes and economic incentives in new and existing data center regions, incorporating different scenario analyses to extend the shelf life of certain options while balancing various capacity options for the business
  • Partner with economic development managers to prepare internal and external summary materials needed for ongoing site selection efforts and to support the delivery of new commercial agreements and creative commercial solutions that enable capacity
  • Work cross-functionally to understand the project parameters needed to support data center economic development discussions and create fungible options for capacity delivery
  • Interface with internal organizations including data center design, construction, legal, payroll, finance, accounting and tax
  • Lead various projects related to our data centers, as needed

Requirements

  • Currently has, or is in the process of obtaining a Bachelor's degree in a directly related field, or equivalent practical experience. Degree must be completed prior to joining Meta
  • 3+ years of experience in state and local taxes, economic incentives, finance or other corporate compliance related discipline
  • Experienced in coordinating both internal staff as well as external consultants
  • Experience using Excel

Nice to have

  • Bachelor’s degree in a business or technical discipline
  • Financial analysis and project management experience

  • Conducts financial analysis of development opportunities, including the creation of detailed pro-forma and financial models
  • Gathers, compiles, investigates, and analyzes market data to identify potential development opportunities, and prepares narrative development memoranda, detailed reports, and market summaries that provide insights on proposed acquisitions
  • Establishes and maintains productive relationships with local market brokers, institutional and equity partners, lenders, real estate owners, and other key stakeholders, and appropriately manages on-going communications related to proposed development transactions
  • Identifies, investigates, and refers potential acquisitions and other real estate transactions to appropriate Greystar leadership, and assists in preparing financial, market, and other documents required for new business pitches and RFPs
