Treasury’s Capital Markets team oversees Microsoft's $100B+ investments, manages risk, supports corporate financing, and advances sustainability finance. The team collaborates with senior leaders to help achieve Microsoft's mission and sustainability objectives. We are looking for an experienced leader to connect our business needs with Treasury, turning growth and scaling plans into actionable financing solutions. This person will be responsible for developing and managing financing strategies that support AI growth and data center expansion, strengthen supply‑chain resilience, and optimize long‑term capital. The position is highly visible and reports directly to the General Manager of Capital Markets. The ideal finance expert will be motivated, analytical, results-oriented, and an excellent communicator. This position calls for someone that is highly curious with a desire to learn, has advanced technical skills, solid business judgment, and the capacity to influence others both inside and outside the company. We value creative thinking and the ability to design innovative financing strategies that support growth, flexibility, and working capital. Solutions must align with program principles for capital optimization, scalability, risk management, and internal controls.

Job Responsibility:

  • Enable business scale by partnering with Cloud, Supply Chain, and Finance leaders to develop financing strategies that improve capital efficiency and enable long-term growth
  • Design and launch new financing models, structures, and pathways to enable data center expansion, supply‑chain resiliency, and emerging business needs, balancing cost, flexibility, and risk
  • Drive strategic relationships with lessors and financing partners to improve lease economics, risk allocation, scalability, and contractual terms across existing and new programs
  • Structure financing solutions that optimize cost of capital, liquidity, and balance‑sheet outcomes, in alignment with Treasury risk frameworks and internal controls
  • Establish clear governance, execution frameworks, and performance metrics for financing programs, ensuring consistency, transparency, and alignment with Treasury and corporate objectives
  • Collaborate with Accounting, Tax, Legal, Operations, and Sourcing to ensure financing structures are executable, compliant, and operationally scalable
  • Monitor broader market trends including lessor appetite, regulatory developments, and peer practices to continuously evolve financing approaches and identify opportunities for improvement or innovation

Requirements:

  • Master's Degree in Business Administration, Accounting, Finance, Economics, Data Science or related field AND 8+ years experience in financial analysis, accounting, controllership or finance, or related field
  • OR Bachelor's Degree in Business Administration, Accounting, Finance, Economics, Data Science or related field AND 10+ years experience in financial analysis, accounting, controllership or finance, or related field
  • OR equivalent experience
  • 15+ years of relevant experience in supply chain financing, commercial banking/lending, credit research, lease structuring, investment banking, treasury, or equivalent
  • Strong understanding and development of financial products and solutions (financing programs, leases, loans, etc.)
  • Proven credit-analysis skills, including financial-statement modeling and credit-rating frameworks
  • Excellent written and verbal communication
  • ability to distill complex analysis into clear, concise messaging
  • Collaborative mindset, excellent attention to detail, and a passion for continuous learning
  • Advanced Excel skills including familiarity with Copilot
  • Proficiency with Bloomberg, FactSet, or similar market-data platforms

  • Builds and maintains a robust pipeline of both development-ready land and stabilized or near-stabilized assets that align with Greystar’s industrial investment strategy
  • Leads all pre-acquisition activities for development land—including underwriting, market intelligence, due diligence oversight, and Investment Committee documentation—while also evaluating existing industrial assets that meet return, risk, and portfolio diversification targets
  • Source and evaluate industrial land acquisition targets, value-add opportunities (lease-up, repositioning, capital improvements), and core industrial assets across the West Coast
  • Build an investment pipeline through broker relationships, direct outreach, off-market pursuits, and partnerships with landowners, developers, and owners of stabilized assets
  • Maintain a forward-looking understanding of industrial market dynamics—including tenant demand, capital markets, zoning shifts, political activity, and logistics patterns—to proactively identify both development and investment opportunities
  • Issue LOIs and negotiate purchase and sale agreements for land and existing buildings, structuring deal terms to maximize return and minimize risk
  • Represent Greystar with brokers, land sellers, asset owners, municipalities, and capital partners to strengthen Greystar’s competitiveness and regional presence
  • Perform financial modeling, market analysis, leasing projections, and asset-level return scenarios for both development sites and existing industrial assets to determine feasibility and strategic fit
